The Property
Millmeads Farm was built around 30 years ago in delightful open pasture, in the hamlet of West Burton. It is detached, built of brick under a clay tiled roof with a double glazed conservatory and a single storey utility area with car port. The property has been very carefully maintained and we understand that there is lapsed consent to add a porch to the front of the house and there is potential to convert the garage into an annexe (subject to planning).
The property is approached via a gated, curved driveway from the single lane that runs between West Burton and Bury Gate. It is set back from the small country lane and has a delightful situation with far reaching views to the South Downs over well maintained pasture. A small stream runs between much of the garden and pasture.
There are well stocked borders and an abundance of shrubs and orchard trees, as well as many other indigenous species typical of the adjacent countryside.
The Location
Millmeads Farm benefits from being located close to the fantastic Charlies Farm shop in Bury and nearby petrol station for essential shopping. Pulborough with its supermarkets, garages, surgeries, mainline train station and adjacent schools is 8 minute’s drive (less than 4 miles) from Millmeads Farm and the Cathedral city of Chichester, with renowned Theatre, is also within easy reach (25 minutes by car) and has more extensive shopping and leisure facilities. The market town of Arundel has a wealth of artisan shops and cafes and is dominated by the Castle of the Duke of Norfolk and the cathedral.
The surrounding area has much to offer with Polo at Cowdray Park, horse racing at Goodwood and Fontwell, golf at Cowdray Park, Goodwood and Pulborough, motor racing at the Goodwood circuit and sailing out of Chichester Harbour and other centres along the South Coast. There are many footpaths and bridleways in the area for walking and riding including Lords Piece and the South Downs Way. There are also incredible nature reserves steeped in wildlife including Amberley Wild Brooks and the Arundel Wetland Centre.

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on August 25, 2023
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on August 25, 2023
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area
