LOCATION
Woodlesford is a popular village situated approximately 5 miles south east of Leeds City Centre and benefits from rail links to Leeds, Wakefield and York with the station being within easy walking distance from the property.
DESCRIPTION
Nos 1-3 Alma Villas form a terrace of stone built cottages beneath a slate roof together with an adjacent, but dilapidated building of similar construction. This building is shown on the 1921 Ordnance Survey map as being the Boot and Shoe Inn and may offer potential for redevelopment. The cottages have become dilapidated in recent years but offer significant scope for redevelopment when they are likely to prove popular in this semi rural location with views over the canal to open countryside beyond. The land to the front of the cottages has become overgrown but offers scope for garden areas or possibly for further development.
The existing accommodation comprises a kitchen, living room, pantry, two bedrooms and a bathroom in No. 1 and 2. No. 3 has a kitchen, two reception rooms, three bedrooms and a bathroom. Cellars to the cottages can be accessed externally.
No internal inspection of No. 1 has been possible as it is boarded up due to having unsafe floors. Accommodation details are as advised by the Sellers and are included for indicative purposes only. See also note under floor plans.
To the west of the cottages is an area of ground extending to approximately 1.16 acres which is understood to be the site of a former substantial Victorian house called The Laurels which was demolished some years ago and has now reverted to scrub but is considered to afford potential for development. On the extreme western boundary there is a footpath leading down to the Aire and Calder Canal.
ACCESS
Access is gained over a driveway leading from Alma Street which is believed to be an adopted highway.
PLANNING
The Local Planning Authority is Leeds City Council and that part of the site containing the cottages is within the Woodlesford Conservation Area. The site was proposed for allocation for residential development in the Site Allocations Plan 2019 but following a High Court Challenge relating to land elsewhere in Leeds District, it was removed due to the existence of two small areas of Green Belt land on the western and northern boundaries. It remains in the Council’s Strategic Housing Land Availability Assessment together with additional land to the east. The Owners have promoted the site in the Council’s recent Call for Sites exercise to ensure that the Council remain aware of the availability of the land for future development.
Given its previous planning history and its sustainable location and proximity to local services it is considered that the site may have considerable potential for development. Interested parties are advised to make their own enquiries of Leeds City Council.
SERVICES
It is understood that services are currently disconnected but it is assumed that all mains services are available. Interested parties are advised to made their own enquiries.
LOCAL AUTHORITY & COUNCIL TAX BANDING
The Local Authority is Leeds City Council. The Council Tax Band for each cottage is as follows:

Broadband availability and predicted speed
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
