SITUATION
West End House is situated towards the edge of village of Great Oxendon, which has a friendly community, with a church, village hall, farm shop, community garden and a public house. The town of Market Harborough is some 3 miles away and contains a comprehensive range of shops, commercial centre, theatre, leisure centre and golf club. Both the City of Leicester and the town of Northampton contain an extensive array of leisure amenities and thriving shopping centres. Water sports are available at the Pitsford Resevoir and Rutland Water.

Communications to the area are excellent. The A14 is approximately 3.5 miles to the south with M1 and M6 to the west providing good motorway connections. There are mainline rail links from Market Harborough and nearby Kettering to London St Pancras.

The area offers many sought after preparatory schools, Maidwell and Spratton nearby, whilst secondary schools are available at Guilsborough, Rugby, Uppingham, Leicester and Northampton.

THE PROPERTY
A charming and well-appointed village property, set just moments stroll from open countryside, yet commutable to London in just over an hour, West End House offers both flexibility of location, paired with comfortable, spacious accommodation that retains a characterful and interesting ambience.

Entered via the side of the house, the property is entered via an attractive portico, with slate tiled roof and seating to either side; the entrance hall opening via three arches into the dining room, study and a useful cloakroom with space for a piano, and the downstairs WC.

To the front of the house is a generous, south drawing room, with sash windows and a window seat to the canted bay, which introduces an abundance of light throughout the majority of the day, plus an open fire to add warmth in cooler evenings, set with shelving and storage to the arched recesses to either side. Adjacent is a comfortable sitting room, also with sash windows to the canted bay, second window to the side elevation and a traditional fireplace with marble surround and inset electric stove.

The kitchen / breakfast room sits to the rear of the property enjoying framed views of the lovely garden. Hand-built by locally renowned Harborough Kitchens, it is well equipped with an excellent range of wall and floor mounted units under a marbelled top, all set around a large wood-topped central island, perfect for preparation when entertaining. There are an excellent range of integrated appliances, supplemented by an electric and fully programmable Aga in Jet Black, as well as a separate hob and oven for cooking in the summer months. The breakfasting area is open to the kitchen, with ample space for a settee as well as a table and chairs, and from here, double doors open into the traditionally styled conservatory.

To the first floor, the principal bedroom is of an excellent size, with light introduced from windows to both the front and rear. There is a good range of storage in the bedroom itself, complemented by a dressing area adjacent. The en-suite shower room has been fully refurbished in recent years, completed with a modern finish including large double rainfall shower, and twin wall-mounted sinks in a modern style, with Britan hardware.

Elsewhere to the first floor are three further double bedrooms, all with built in storage, the guest bedroom having a vanity unit with wash-hand basin. The family bathroom is well-fitted, with Heritage white suite, including bath and freestanding shower.

TO THE OUTSIDE
To the front of the property there is off road driveway parking with gated access to patio area and leading to the entrance to the property.

There is a separate brick built out building with work from home office and further useful storage. The property also benefits from stable and storage barn.

To the side and rear of the property is an extensive patio area ideal for entertaining in the summer months, this in turn leads to a particular feature of the home a beautiful mature lawned garden. The garden has planted border surrounds, providing colour throughout the year, established specimen trees offering privacy and providing a wonderful setting in which to enjoy the garden.

Broadband availability and predicted speed: obtained from Ofcom on August 25, 2023

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on August 25, 2023

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.
