OLD AND NEW
The owner bought the attractive property with the aim of renovating and extending it. It took almost a year for the whole house to be upgraded and for a loft extension to be carried out. “This gave us an additional, large bedroom, with an en suite shower room,” she recalls. “Other work included replumbing and rewiring the entire house, as well as replastering and redecorating. I had a wall removed to create one large kitchen space and had a cloakroom installed downstairs. The windows had already been replaced with double glazed, energy efficient large pane windows. These allows the natural light to pour in, as well as to keep the place cosy and warm during the winter months.” She adds: “I loved original features, such as the high ceilings and wooden floors, so worked them into my plans for the property.”
FAMILY LIVING
Today the house is still entered from the front via a reception hall. This leads to the drawing room, which is at the front of the property and has a beautiful bay window. “This is a lovely comfortable room, with a sofa, nest of tables and television – it is a nice place to spend time in the evenings and a great room for practising my yoga in!” The dining room, which has access to the cloakroom and like the drawing room has a painted wooden floor, is to the centre of the home. This adjoins the long kitchen. “This is where we spend most of our time when we are here,” she admits. “It is a great place to cook and to dine together.”
SUMMER DAYS
The kitchen currently has stylish, freestanding units which could stay with the property or could be removed to allow the next owners to choose a fitted kitchen of their own preference.
“I love the look of the freestanding units, but other people might prefer something different,” she agrees. “The kitchen is a wonderful space. In the summer we keep the French windows at the end of the room open on to the garden so everyone can wander in and out.”
CALM INTERIOR
The first floor of the house accommodates two good-sized, double bedrooms. One of these sits to the rear of the property and has a Victorian fireplace and an en suite bathroom. “This is a lovely room in which to relax in a hot bath,” she says. The other bedroom is to the front and is also a peaceful space. “The loft bedroom is also a beautiful room,” she explains. “It is carpeted and has skylights, and a large window with views out over the gardens. It makes a superb bedroom but could also have other uses if that suited new owners better. It would be a wonderful place to sit and work, for example.”
A TRANQUIL PLACE
The owner and her family have relished their lives in Aspley Guise. They have enjoyed being somewhere that retains its traditional English village feel, while also being just 15 minutes’ drive from central Milton Keynes and within easy reach of the M1 motorway. “Living here was brilliant for the children’s schools and for access to Woburn Sands, with its shops and restaurants.” They have enjoyed being close to beautiful places to walk and cycle. “There are lots of scenic woods and areas of countryside close by,” she adds. “There are little pubs and restaurants, and you can see lots of wildlife.” Despite planning to make the property her “forever” home, the owner is now moving on, but agrees there is so much she will miss about it. “It has been everything we hoped it would be,” she says. “It is such a tranquil place to live.”

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on December 21, 2021
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on December 21, 2021
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on February 4, 2020 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
