GENERAL
The property comprises: an entrance hall and two reception rooms to the ground floor, with stairs down to an open-plan dining kitchen on the lower ground floor where there is also a guest WC and pantry/store cupboard. On the first floor are two large double bedrooms with an en suite shower room to the principal bedroom, and a house bathroom with separate shower enclosure. The second floor comprises a third double bedroom with a dressing area and two Velux windows. There is a wonderful open plan front garden, with a tranquil mix of patio, lawn and seating areas. At the rear is an enclosed private stone-flagged courtyard, with a secure gate leading onto a private rear cobbled road where there is parking space. Further unrestricted car parking is available on Claremont Road.

The property benefits from gas central heating and refurbished original wooden sash windows; and AN INTERNAL VIEWING IS ESSENTIAL TO FULLY APPRECIATE THIS CHARMING PERIOD HOUSE.

HISTORY
Built in 1875 and constructed from local coursed grained sandstone, this charming Grade II listed property forms part of a row of 14 houses constructed in three phases between 1867 and 1886. Rich in history and with a wealth of architectural and period features (both internal and external), the terrace is set within secure open plan gardens at the front with enclosed private courtyards at the rear. This house is one of the five that were built in phase two (1874-1875), and at circa 21 feet wide it is slightly bigger than the original eight houses. Each of the houses has a set of steps before the front doors and internally the property provides circa 2300 square feet of well-proportioned living accommodation over four floors.

AREA
Headingley is a vibrant suburb of north Leeds, located approximately 3 miles out of the city centre. Woodbine Terrace is equidistant of Headingley & Meanwood; with the bars, shops and restaurants of both within very easy reach. The open spaces of Meanwood Park, Meanwood Valley Trail, Beckett Park and Woodhouse Ridge are also close-by.

GROUND FLOOR
ENTRANCE HALL
A welcoming entrance hall with the original hardwood entrance door including twin paned windows and glazed fanlight above. The original ornate Victorian staircase retains the mouldings, balustrades and solid wood handrail so typical of the era. Stripped and polished floorboards, dado rail, and deep skirting boards complete this wider than average hallway. Stairs leading to the lower ground floor and rising to the upper floors.

SITTING ROOM
This is a delightful front reception room with a deep bay overlooking the open plan gardens to the front. There is an original open cast iron fireplace with a marble surround, a stripped and polished floor, stepped cornice and the original & ornate Victorian ceiling rose.

LOUNGE
Positioned at the rear of the home, overlooking the courtyard garden, this is a wonderfully appointed west-facing reception room benefiting from a stylish colour palette and newly fitted carpet. There are bespoke window shutters, an original cast iron fireplace with slate surround and tiled hearth, stepped cornice, picture rails and a ceiling rose in keeping with the era. The original butler’s pantry is located just off this room and benefits from a small window. The gas central heating boiler is located in the butler’s pantry.

LOWER GROUND FLOOR
BREAKFAST KITCHEN/DINING ROOM
With direct access into the rear courtyard garden, this open plan room spans the full length of the house and comprises:

BREAKFAST KITCHEN AREA
Having a range of period-style base units, plate racks, a laundry creel, shelving and complementary solid wood worktops, the kitchen incorporates the original fitted cupboards to the left of the chimneybreast, a recessed double oven Aga, a Belfast sink with a swan-neck mixer tap, plumbing for a dishwasher, fridge and plumbing for a washing machine. There is an island breakfast bar with a solid wood worktop and storage cupboards beneath, and floor space for under counter breakfast bar stools. The floor is fitted with handmade terracotta tiles and this room leads through to…

DINING ROOM
With solid oak flooring, a cast iron radiator, original fitted cupboards and shelving below and with the benefit of halogen spot lighting, this is an attractive open plan family dining room – ideal for modern day living.

WALK-IN PANTRY/STORE CUPBOARD
With fitted cupboards and plenty of floor space for a freezer, second fridge, tumble drier, wine racks etc.

GUEST WC/CLOAKROOM
Comprising a Victorian style pedestal washbasin, a low level WC, and handmade terracotta tiled flooring, these rooms are partially wall tiled with Metro style tiling and benefit from a heated towel rail and a glazed window with a sunburst design.

FIRST FLOOR
BEDROOM ONE (DOUBLE)
Located at the front of the house, this is a superb 16ft primary bedroom suite featuring an original cast iron fireplace with tiled hearth, period cornice and picture rails. There are fitted wardrobes to either side of the chimneybreast and a door leads to…

EN SUITE SHOWER ROOM
An appealing and spacious en suite with the benefit of a portrait window. Comprising: fully tiled walls, a double walk-in shower enclosure with a rainfall shower and an additional shower attachment, a low level back to wall WC with recessed shelving above, twin wall hung washbasins with wood surrounds and shelving under, a tiled floor and a wall mounted towel rail.

BEDROOM TWO (DOUBLE)
Positioned at the rear of the house, this is another generous double bedroom with period cornice, picture rails and a reproduction Victorian style ceiling rose. This room is fitted with new carpet.

HOUSE BATHROOM
Located at the rear of the property and benefiting from a portrait window fitted with bespoke window shutters. The family bathroom comprises a fully tiled modern walk-in shower enclosure with a rainfall shower, a freestanding roll top bath with claw feet and a washstand basin & low level WC with wall-mounted cistern – in keeping with the age of the property. Splash wall tiling over the washbasin and a fully tiled floor.

SECOND FLOOR
BEDROOM THREE (DOUBLE)/DRESSING AREA
Originally planned as a ‘lumber’ room but most likely used as a maid’s bedroom when first built, this bedroom benefits from a dressing area and two Velux windows. Recently redecorated, there is floor space for full height wardrobes if desired plus dresser or drawer unit space under the eaves.

OUTSIDE
The front gardens are open plan to the 14 houses, with each maintaining its own shrubs and hedges but contributing to communal grass cutting. There is a secure pedestrian gate at each end of the terrace, thus creating a safe, secure and private environment for the residents and their families to enjoy. Each property has a flagged patio area in front of the bay window, a sloped lawn and there is a communal path, which intersects the gardens. In the middle of the garden is an attractive box hedge design, reminiscent of a Victorian cottage garden, and there is a seating area at the very end – a perfect place to capture the afternoon sun.

To the rear is a private, stone-flagged courtyard garden with mature shrubs and hedges, and fully enclosed by stone walls. Within this pretty courtyard is the original stone outhouse and a secure gate leads onto the private cobbled road where there is space for parking. Two steps lead up from the breakfast kitchen and this west-facing garden will benefit from the afternoon/early evening sun.
