A beautifully converted, detached country steading with feature roundel room. Set in mature grounds of about 0.67 acres in an idyllic location in rural Kinross-shire, yet with easy access to the amenities in Kinross.

Horsemill House dates from the mid-1700s. It is in a small cluster of three homes which were all beautifully converted in 1991. Horsemill House, as its name suggests, includes the original hexagonal horse mill roundel which is the outstanding feature of the property. Of stone construction with slates on the main part of the house and tiles on the roundel, there are a number of typical retained features including a number of original window openings. The internal floor area extends to 286m2 and there are high quality fixtures and fittings including oak flooring in most of the ground floor rooms. The mature and private gardens extend to about 0.67 acres.

Accommodation
Double glazed doors with side screens open into a welcoming reception hall where there is a large full height window to the rear and two large storage cupboards for coats and shoes. An open tread staircase gives access to the upper gallery hall.

To the left of the reception, an inner hall leads to a study with a window to the front, and ground floor WC with WC and wash basin, heated towel radiator and window to the rear. Completing the accommodation at this end of the property is a lounge with windows on three sides. A focal point is a recessed log burning stove with slate hearth and inset, and timber surround.

The roundel is a wonderful and typical hexagonal room with two glazed doors and two sets of full height doors out to the garden where there is a paved seating patio. A raised tiled hearth spans one full wall and has a multifuel stove with a canopy flue. Your eye is immediately drawn to the detailed vaulted ceiling which retains its original exposed beams. Uplighting on the beams highlights this particularly spectacular feature.

To the right of the reception, an inner hall gives access first to the formal dining room which has a window to the rear. This room could also be used as a ground floor bedroom.

A glazed door opens then to the large dining kitchen which has ample space for a dining table and chairs. It is well fitted with base and wall mounted units and contrasting worktops. An LPG fired Aga has two ovens and two hotplates and is supplemented by a NEFF double oven, microwave and a gas hob with hood above. An inset double sink has a side drainer and mixer tap and to the side is a free-standing Miele dishwasher. A window above the sink overlooks the rear garden. Following through to the utility room, there is a matching base unit, an inset stainless-steel sink and mixer tap, plumbing for washing machine and space for tumble dryer. The LPG boiler is located here within a cupboard with useful storage and shelving space, and there is an external door to the garden.

Completing the accommodation at this end of the property is a family room with French doors out to a paved patio and the garden.

The upper galleried hall has three Velux windows flooding the upper hall and lower reception with natural light. The linen cupboard also houses the hot water tank.

The master bedroom with an oak floor, windows on three sides, eaves storage and wardrobes. An en suite shower room comprises a WC, wash basin, a large corner shower and full tiling, and a towel radiator.

Bedroom two is a generous second double bedroom with two single storage wardrobes, glazed French doors to Juliette balcony railing, and a further dormer window to the front. The third double bedroom has single wardrobe and Velux window. The fourth bedroom is a single room with a small wardrobe and Velux window. The current owners have fitted this room with racking for the storage of equipment.

The shower room has corner shower with wet wall lining, WC and wash basin, a towel radiator and a Velux window.
