Location - The land is located in two blocks, both south of the coastal resort town of Hornsea, one at Rolston and the other at Cowden, both accessed from the B1242 Coastal Road. There is a single tarmac access and pull-in to the three land parcels west of the B1242, with just a field access to the cliff top land parcel.

The Rolston Land straddles the coastal road in is situated approximately 0.5 miles south of Hornsea. The Cowden land is approximately 3 miles further south with two access points from Withernwick Lane.

Description - The total land area extends to 55.00 acres (22.26 hectares) as measured from the Rural Land Registry plans and is in two blocks, available separately. The Rolston land is made up of four land parcels which extend to 36.22 acres (14.66 hectares), of which 35.15 acres (14.23 hectares) was eligible land for the payment of Basic Payment Subsidies.

The Cowden land is made up of two land parcels and extends to 18.78 acres (7.60 hectares), all of which was eligible for Basic Payment Subsidies.

Drainage - No details are available in relation to any underdrainage, it is felt the land is free draining, there are a series of dykes to the land parcels other than for the cliff top land at Rolston. Dykes are cleaned out on 1:3 year basis as a minimum and will need to be cleaned in 2024, 3 yearly thereafter and again in the last year of the term, however so ended. No drainage rate is payable.

Land Classification & Soil Type - The Rolston land west of the B1242 undulates slightly, the 'cliff' land parcel has been the subject of coastal erosion. The Cowden land is relatively level. Under the Agricultural Land Classification maps, all the land is classifieds as being Grade 3, the soli type being 'Holderness' and with the 'Burlingham' sub-series a chalky till, suitable for winter cereals and short term grassland. Previous cropping has included a spring break and as a consequence there is minimal blackgrass. The Rolston land is currently in spring barley with spring beans growing at Cowden.

Easements, Wayleaves & Rights Of Way - The landlords are not aware of such affecting the property.

Boundaries - Where there are hedge boundaries to the inside of field parcels, these will need to be cut annually, unless otherwise in agreement with the landlord.

Bps Payments - These are been retained, the incoming tenant will need to indemnify the landlord for any breaches of cross compliance until 31st December 2023 and consequent penalties where a breach is identified by the Rural Payments Agency (RPA)

Designations - Both land blocks are located within a Nitrate Vulnerable Zone (NVZ)

Valuation & Deductions - There shall be no ingoing valuation chargeable to the incoming tenant. Similarly, the incoming tenant shall not make any claim for deductions or dilapidations of any kind, whatsoever.

The Tenancy - .The land is offered as a whole or in two separate lots and will be available under a 5 year Farm Business Tenancy.
.There will be an opportunity for the rent to be reviewed upon the third anniversary of the term following service of the requisite notice by
either party.
.The envisaged commencement date for the Tenancy is 1st October 2023 (or such earlier date as is agreed between the parties).

tested in 2021. The tenant will be responsible for a soil test in the fourth year of the tenancy whereby the indices will need to be at least the
equivalent of the current analysis results, by the end of the term.

The Tender Process - 1.Tenders will need to be submitted on the attached Tender From to these letting particulars and sent to Leonards, 512 Holderness Road, Hull
HU9 3DS in a sealed envelope marked 'Rolston & Cowden Tender' to be received by not later than 12.00 noon on Friday 15th September
2023. Where not included, a Tender Form is available from the letting agents offices.

2.The Landlord does not undertake to accept the highest or any of the tenders submitted.

3.The successful party(s) will be notified in writing at the address given on the Tender Form that their offer for the particular land block or blocks
(where an offer is made on both) and where such has been accepted, however this will not constitute a binding contract with the Landlords.
Unsuccessful parties will also be notified by post.

4.The successful party(s) will be sent the Farm Business Tenancy and required to commence with the agreement on or before 1st October 2023.
Where the standing crop has been harvested, early entry to facilitate cultivations and sowing of the 2023 season crop will be considered by the
Landlord.
