The front door opens into a hall with a built-in cupboard, a staircase rising to the first floor, and an under-the-stairs cupboard.

A door from the hall leads into the 24ft dual-aspect living/dining room, which has patio doors opening out to the garden. Another door from the hall leads to the kitchen, which is fitted with base and eye level units and drawers, contrasting work surfaces, sink unit, plumbing for both washing machine and dishwasher, a gas point, and a door to rear garden.

On the first floor, there is a landing, three bedrooms, and a bathroom.

Two of the bedrooms are double-sized rooms with built-in wardrobes and the third bedroom is a single room. The landing has an airing cupboard and access to the loft space.

The bathroom has a white suite with a bath, toilet, hand basin, and wall-mounted boiler for heating and hot water.

Externally, there is a single garage with up and over door, located in a nearby block.

The rear garden is enclosed on all sides by fencing, a patio area, a lawn with shrub borders, and gate for side access.

  • There is countryside wrapped around the laid-back village lifestyle that Hartley Wintney has to offer. It is a beautiful Hampshire village, which has a wide main high street lined with individual and independent businesses, shops and public houses. There are four churches in Hartley Wintney, and at the southern end is the village green and duck pond, as well as the cricket green, which is home to the oldest cricket club in Hampshire. There is a scenic 18-hole golf course in the village too. The surrounding countryside offers plenty of wooded areas for walks and country pursuits. There are also good road and rail links via the M3 and Winchfield station into Waterloo. There are many excellent schools in the area, all of which are within walking/driving distance. Further afield are the shopping centres of Reading, Basingstoke, Guildford and Fleet, offering more extensive retail and leisure facilities. For the commuter, the mainline stations at nearby Winchfield or Fleet give a direct line to London Waterloo in under an hour. Access to the M3 can be gained at Junction 4a or 5, and the M4 at Junction 11.

Broadband availability and predicted speed: obtained from Ofcom on February 3, 2023

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

      Basic: Up to 30 Mbit/s
      Super-fast: Between 30 Mbit/s and 300 Mbit/s
      Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on February 3, 2023

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on April 22, 2009 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.

      *Call rate information

Calls to 0843 numbers will be charged at 4p/min from BT landlines. Calls from other networks may vary, and calls from mobiles and outside the UK will be higher. Calls to local numbers beginning with 01, 02 and 03 numbers will incur standard geographic charges from landlines and mobiles.
