Description
30 Middleshot Road sits in a generous plot close to all of the local amenities in Gullane. The house has accommodation over a single level and has recently been modernised throughout. To the front of the house is a generous driveway with space for multiple cars and a garage. There is also an area of lawn and a path leading to the front door.
A hallway sits centrally with a generous sitting room off to the left which overlooks the front garden. The kitchen is beyond and is fitted with a range of traditionally styled units with a timber worktop and tiled splashback. As well as a Belfast sink there is a gas hob, electric oven, washing machine and integrated fridge freezer. Adjacent is a dining area with breakfast bar and storage cupboards. A door from the kitchen leads to the rear garden.
There are two double bedrooms in the house, one of which looks over the back garden and the other which looks over the front. The bedrooms share a shower room which sits to the end of the hallway.
The rear garden is easily maintained and has an area of lawn with young trees flanking one side. There is also a terrace by the back door which is an ideal spot for outdoor dining and entertaining.
Location
Gullane is situated on the coast 20 miles east of Edinburgh and is within easy commuting distance. There is a fast and efficient train service to Edinburgh from nearby Drem (5 miles), North Berwick (5 miles) or Longniddry (6 miles), and the airport and motorway links are easily accessible via the A1 and the Edinburgh City Bypass.
The village is in the middle of East Lothian's famous Golf Coast and is renowned for its golf courses, which include the three courses of Gullane Golf Club and Luffness. Gullane No 1 has played host to many championships including the Scottish Open in 2015. Muirfield, a regular host to The Open Championship, is to the east side of the house, with The Renaissance Club and Archerfield just beyond.
Gullane has a lively mix of shops and restaurants including The Bonnie Badger, The Old Club House, La Potinière, The Main Course and Chez Roux at Greywalls Hotel. The larger towns of Haddington and North Berwick provide a wider range of shops and supermarkets. There is a primary school in Gullane with secondary schooling at North Berwick High School. OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on June 16, 2022
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on June 16, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on August 16, 2023 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.
