Salty Dog Lodge is located in the pretty coastal hamlet of Treknow on the rugged North coast of Cornwall, an area of outstanding natural beauty with immediate access to the south west coast path via the nearby byway and public footpaths.
Not only that, Salty Dog Lodge will have a unique appeal in the market given the beautifully maintained gardens and grounds include a paddock, extending the curtilage to approximately 1.6 acres with views directly over Trebarwith Strand itself and out to sea.
As illustrated on the accompanying floorplan, the accommodation briefly comprises an entrance porch leading to an entrance hall with access to the one bedroom annexe. This incorporates a double bedroom with en-suite shower room, open plan living/dining room and fully fitted kitchen. In the main house, the dining room and sitting room are linked and both have patio doors opening to the rear deck providing a glorious outlook.
Separately, the kitchen is fully fitted with a stunning view across the garden and open countryside to the sea beyond. There is a boot room to the side with access to the garden and a utility area with the oil fired boiler and space and plumbing for white goods. There are three double bedrooms with the master having an en-suite shower room and a remodelled contemporary family bathroom.
To the front of Salty Dog Lodge there is a separate entranceway and driveway parking for the house and annexe. Five bar access to the side of the house leads to the rear garden, which has been extensively landscaped and stocked with a huge variety of plants and shrubs. A raised area of decking provides the perfect spot to soak up the south facing aspect and the spectacular sea and coastal views. A large swathe of lawn leads to a timber summerhouse with decking perfectly positioned facing west to take in the sunsets out to sea. Through a five bar gate at the bottom of the garden is the adjoining paddock with insulated storage shed, a further seating area and dramatic aspect.
Services to the property include mains water and electricity, private drainage with an oil fired central heating system. The 16 Panel solar PV array has an associated feed-in tariff. EPC rating C. Council tax band D.
