An exceptional and re imagined contemporary property offering far reaching views located within the popular village of Little Bealings.

Situated within the sought after parish of Little Bealings, located south west of Woodbridge, Langdale occupies an enviable position on a private track, and affords far reaching valley views.

Presenting red brick, cedar and colour washed rendered elevations beneath pitched slate roofs, the property extends to over 2,600 sq ft, and has been completely remodelled by the current owners, with the focal point the large and fully vaulted kitchen/living/dining space. Underfloor heated and benefiting from bi-folding doors to the east and west, the bespoke hand joined kitchen with integrated appliances offers a large island unit, complete with breakfast bar, with a spiral stair rising to the snug/study with glazed gable affording elevated views over the valley beyond.

Connecting the living space to the sleeping quarters, the hall link comes complete with study area and doors to the utility/laundry room and WC. Within the original portion of the building, the reconfigured space offers a large master bedroom with en suite shower room, along with four further bedrooms and the family bathroom.

OUTSIDE

Approached over Beacon Lane, the block paved driveway offers ample parking provisions and connects to the carport/workshop, in addition there is a shingled parking area to the side, which adjoins the studio/home office, complete with kitchenette and WC. Bi-fold doors from the main living area link to the flagstone terrace, complete with outdoor entertaining kitchen, beyond which lies the main area of garden, laid to lawn with established and mature boundaries. There is a well built and useful garden store and views from the property across the valley beyond.

LOCATION

The nearby village has a top performing primary school and the picturesque riverfront town of Woodbridge is just 1½ miles to the east and, together with the county town of Ipswich 3 miles to the west, provides a full range of shopping and commercial facilities. Educationally, there is a wide choice of top performing schools in both the state and private sectors in both towns and a full range of recreational opportunities, including water sports on the nearby Deben and Orwell Estuaries, local rugby, tennis, football and hockey clubs, together with six golf courses in the surrounding area.

The region’s dual carriageway road network (A12 & A14) is easily accessible and links to the East Coast Ports, London’s M25, as well as Cambridge, The Midlands and Stansted Airport. Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
