Property description & features

  • Tenure: Freehold
Description
10 Warkworth Terrace is 5 bedroom, 3 reception room, Edwardian terraced house in a much sought-after residential area of Berwick upon Tweed with a garden and garage. The property is within easy walking distance of the historic town centre and the train station.

Accommodation
The traditional style front door opens onto a welcoming entrance hall with an original quarry tiled floor leading on to a main hallway with stairs to the first floor. The living room is a good size with a high ceiling and plaster coving. A large bay window floods the room with light and there is the added feature of a wood burning stove in the fireplace. Behind the living room is a second reception room with window overlooking the rear garden and a built-in storage cupboard. A door at the back of the room leads through to the dining room with a useful under stairs storage cupboard. At the rear of the house is the fitted kitchen with plenty of wall and floor storage units and a wall mounted gas combi boiler. From here, a stable door gives access to the rear garden.

On the first floor are two double bedrooms and a single bedroom, all are bright and airy with high ceilings and tall windows. The modern family bathroom has a double ended bath, a large separate shower cubicle with mixer shower, a vanity wash basin unit, and a close-coupled toilet. There is also a separate W.C on this floor. On the second floor are a further two bedrooms built into the roof space, one with a triple glazed dormer window.

The property is presented in good condition and is an excellent example of Edwardian architecture with period features including a bay window, high ceilings with coving, picture rails and glazed and panelled doors. Warkworth Terrace is located in part of the conservation area of Berwick upon Tweed. The property is partially double glazed and is heated by way of gas central heating.

Outside
At the front of the property is a low-walled and gated front garden laid with gravel. Parking is for residents only (annual parking permits can be purchased from Northumberland County Council). To the rear is a garden with a garage at the far end. The garden itself is laid to lawn with beds and shrubs. Next to the house is a patio area perfect for relaxing and catching the sun.

Location
The area has excellent transport links with the A1 being close at hand and Berwick having a mainline station providing regular services to Edinburgh (40mins), Newcastle (45mins) and London some three and a half hours to the south. North Northumberland and the Eastern Scottish Borders have a wide range of recreational facilities on offer with miles of coastline with sandy beaches and vertiginous cliff top walks, hills and moorland. There are many golf courses in the area, horse racing at Kelso and swimming, sailing, fishing and field sports being available locally.

Holy Trinity First School and Berwick Middle School are on the doorstep, and it is a short walk to the town centre with a comprehensive range of shops, restaurants and cafes as well as the popular Maltings theatre.

OnTheMarket may have applied supplementary data to this property listing, including:

Broadband availability and predicted speed: obtained from Ofcom on August 21, 2023

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on August 21, 2023

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on March 28, 2019 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.

    *Call rate information

Calls to 0843 numbers will be charged at 4p/min from BT landlines. Calls from other networks may vary, and calls from mobiles and outside the UK will be higher. Calls to local numbers beginning with 01, 02 and 03 numbers will incur standard geographic charges from landlines and mobiles.
