Property description & features

  • Tenure: Freehold
  • 4 bedrooms
  • 2 reception rooms
  • 3 bathrooms
  • Semi-Detached
  • Village
Beech House was constructed by renowned local builders Johnson and Johnson, who try to use reclaimed materials to give a modern property a wealth of character and charm. The property is red brick under a tiled roof, the design is sympathetic to traditional properties in the village, and the layout offers spacious accommodation for modern-day living. The current owners have also updated the property to include some reconfiguration, new bathrooms and an air source heat pump and is beautifully presented. The front door leads through to the spacious entrance hall with a flagstone floor and cloakroom. No doubt, the heart of the home is the wonderful kitchen/dining/family room with a range of hand-painted kitchen units, space for a range cooker or AGA and an integrated dishwasher. The utility room adjacent has a door to the rear garden terrace. The double-aspect sitting room has solid wood floors, a central stone fireplace with wood burning stove and double doors leading to the rear terrace. Also to the ground floor is an office, and two garages, with one having been converted to a gym. Upstairs the principal bedroom has fitted wardrobes and an en suite bathroom with a shower above. There are three further bedrooms, one with an en suite bathroom with shower above and a family bathroom with roll top bath and separate shower.
Outside
Beech House is approached over a shared gravel driveway with parking for several cars and an electric charging point. The rear garden has a number of spaces in which to enjoy al fresco entertaining on the various terraces and a built-in pizza oven. The pretty gardens are partly laid to lawn with mature trees, flowers and shrubs with access from the side of the house, the utility room and double doors from the sitting room.

Burmington is a beautiful small village located in the South Warwickshire countryside close to the Cotswolds. The village is great for dog walkers and horse riders or anyone loving the open outdoors. The market town of Shipston-on- Stour is approximately two miles away, which has a wide range of shops, including butchers, fishmongers, bakery, clothes shops, pet shops, supermarkets and antique shops. There is also a doctor's surgery, leisure facilities, a number of pubs, cafes and restaurants. There is a direct train line service from Moreton-in Marsh to London Paddington (approx. 90 minutes) and from Banbury to London Marylebone (approx.60 minutes). The road network is excellent with the M40 J11 at Banbury or J12 for Birmingham and the North. There are excellent state and private schools in the area to suit most requirements, including Kitebrook, Sibford, Brailes Primary School and Shipston High School. There are race courses at Stratford, Warwick and Cheltenham and golf courses at Brailes, Tadmarton, Chipping Norton, Broadway and Banbury.

Broadband availability and predicted speed: obtained from Ofcom on August 14, 2023

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
