The whole estate has been well-maintained over the years with renovation to the banks and bridges under the watchful eye of a half time River Keeper. Within the estate are cricket bat willow trees that have been grown and maintained by J.S.Wright and Sons for the production of English Cricket Bats. The fishing area beside the eastern lake and carrier is set in a SSSI (Site of Special Scientific Interest). The carrier offers approximately 400 yards of double bank fishing with neighbouring wetland giving a wealth of wildlife and insects. To date over 265 species of flowering plants have been recorded on these banks which also supports a number of breeding wetland birds including the Reed and Sedge Warblers.
The two landscape ponds provide a useful addition to the river fishing and are naturally spring fed from the Common. In addition, there is a comprehensive set of Stew Ponds which have been set up for fish rearing, offset from all the carriers. This allows quick and easy access to both the main river, carriers and the two pools when restocking is required.
The neighbour at River Watch has limited Rights of Way via the track, marked between A and B on the boundary plan for access to their field for the disposal of grass cuttings. In addition, they have pedestrian access to use a push mower between points B and D to cut the river bank. The sellers retain the Right of Way from the head of the track, at point A to point C. The Test Way footpath runs along the eastern boundary of the property.
The river, carrier and ponds are fully let throughout 2023 on a commercial basis, five days a week with the season running until 14th October 2023.

The Watch Estate is situated in the well regarded Test Valley village of Chilbolton. The village of Chilbolton is situated south of Andover and is one of Hampshire's more picturesque gems with a wide variety of housing. Within the village is a pub, shop with post office and St Mary's Church.
Within the surrounding area are numerous walks and rides including the Test Way which runs along the edge of The Watch Estate. Nearby Stockbridge has a wide range of independent shops, boutiques, butcher, dental practice, doctors' surgery, restaurants and pubs. Further afield are the centres of Andover and Winchester for the bigger supermarkets and a wider arrange of shopping facilities.
Communications from the Estate are good with easy access to the A303 which in turn links to the A34 and M3. There is also a mainline railway station at both Andover and Winchester with trains running through to London Waterloo taking approximately 69 and 57 minutes respectively.
