Cambrook House was redeveloped in the 1970's and offers a stunning crescent of townhouses, each with an extensive front garden looking across a valley and this particular house is sold with a single garage and allotment patch, perfect for honing your gardening skills. The long front garden is mainly laid to lawn with an extended patio area near the house which offers plenty of space to enjoy. As we enter the house we step into the large open plan kitchen, fully fitted and with a sit to peninsula, ideal for entertaining and spilling out to the garden. To the left is the reception room, currently used as dining room and off the hall we can access the utility room with sink and a large amount of storage space. The wide staircase leads up to the first floor to the master bedroom with ensuite bathroom, floor to ceiling built in wardrobes and extensive views to the front. Across the landing is the second reception room or bedroom, depending on your preference but with the open fireplace it makes for a wonderfully large sitting room with more views to the front. Up on the second floor is a spacious and bright landing, crowned by a large skylight and a perfect spot for a home office. To the right is the final bedroom with windows reaching the width of the room and incredible views towards Farrington Gurney and beyond. Across the landing is an equally large bathroom with shower over bath and behind this the airing cupboard which offers additional storage. This is an incredibly spacious house with a flexible layout set in a charming, secluded location. The single garage offers further storage options and the allotment patch is an additional bonus to enjoy throughout the year.

Directions

Travelling from Pensford, carry on through Temple Cloud along the A37. You'll see a traffic island on your right near Cameley Surgery, take Eastcourt Road directly on your left. Carry on Eastcourt Road for a short distance and the entrance to Crambrook House will be on your right. Visitor parking is on the left, near the opposite wall.

Situation

Temple Cloud offers good access to Bristol, Bath and Wells. Within the village there is a primary school, petrol station, Post Office, public house, general store and doctors surgery whilst the neighbouring towns and cities of Midsomer Norton and Wells provide a wider range of local facilities. Mainline rail services are available from Bristol and Bath whilst Bristol International Airport is a short drive away. The surrounding area has a number of facilities including several farm shops, golfing at Farrington Gurney, sailing at the Chew Valley lakes and tennis at Pensford and the schooling in the area is excellent.

Our vendor says... Cambrook House has a Mediterranean feel from the front patio due to its fully south facing gardens and wonderful views. The property is filled with light, spacious rooms and views towards the Mendips. We will miss our friendly neighbours and position of the property.

We have noticed... Cambrook House itself sits below this crescent and is a Grade 2 Listed building with no.12 and its neighbour built later and used primarily as nursing quarters at the turn of the century. This house is wonderfully different and would suit many buyers from a small family to a young couple or single with a love for the countryside.

MANAGEMENT FEES The communal driveway and landscaped areas are maintained by Cambrook House LTD which has been set up and is run by the residents. There is a management charge of £35 per calendar month.

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on March 22, 2015 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
