Key information
Property description & features
As you walk up the stairs to this lovely flat, you will love the brightness and traditional tenement feel. Once you open the door you will be wowed and excited to call this your new home.
The entrance hallway has wooden flooring and a skylight which gives it additional brightness. With wooden doors throughout showing off how many cupboards there are!
Turning left in the hallway is the first of the storage cupboards, housing the meters but plenty space for additional items.
Next is the Double bedroom, situated to the rear of the property overlooking the lush Harrison Park. The bedroom has 2 treble wardrobes, one with drawer storage underneath. There is also an Edinburgh press, ideal for storing linen and towels.
The bathroom is next to the bedroom, with a walk in shower cubicle, WC, sink and storage vanity unit.
Next is the bright kitchen/dining area with utility off, comprising dining table and 4 chairs, comfy sofa area for those not cooking to relax in. Plenty of kitchen units, dishwasher, induction hob and oven. The utility area is great for keeping the laundry out of sight, and also has a hanging drying rack which will dry the towels super quick! Last but not least, a walk in larder the envy of every Nigella wannabe. This also stores the fridge/freezer.
Back into the hallway, there is another storage cupboard, and following on a box room with skylight (ideal study space).
Last but not least is the lounge facing the front of building and overlooking Harrison Park East (also home to North Merchiston Football Club). This beautiful space has an emerald green sofa, two easy chairs and Edinburgh Press (please note TV not included). A lovely area to retire to after dinner.
No Pets. No Smoking.

We asked the owners what they liked about living there, and they said:
It was just home, from the very start. The neighbours and the neighbourhood are friendly, peaceful and welcoming people. My favourite thing to do was sit in the bay windows watching the sunset over the park and admiring how the view changed with the seasons. We also spent many evenings watching the fireworks over the castle from the kitchen window. I love our flat and I hope the next occupants do too!
Harrison Road is situated in the Polwarth District, popular for professionals and families. As mentioned above, there is plenty of green space on your doorstep, namely Harrison Park. Also right next to the canal which is lovely for walking along, but also great cycling to the outer areas of the city leading eventually to Glasgow!

Broadband availability and predicted speed: obtained from Ofcom on December 19, 2021
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on January 17, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area
