The principal stable building, of portal frame construction, lies adjacent to the outdoor school and has 15 Cheval Libertè loose boxes, a hot water shower and solarium. At the eastern end of the yard there is further stabling housing 10 Monarch Equestrian loose boxes and a solarium. There are a number of additional buildings which provide useful storage space. The riding facilities are centred upon a floodlit outdoor school which has a sand and fibre base with dressage training mirrors at the northern end. There is also an electrically driven horse walker for four horses.

LAND - The land at Milldeans equates to about 26 acres and it is laid down to grass pasture and split into 17 individual post and rail paddocks. The land rises from 110m above sea level close to the River Leven to 126m above sea level at the farm steading. The majority of the paddocks are accessed over two hardcore tracks which run from the yard to the western boundary of Milldeans. Both are floodlit and are suitable for horses and machinery all year round. Some of the larger paddocks are divided by portable electric fences which can be moved if necessary. All paddocks have water troughs which are manually filled to ensure consumption can be monitored. The current owner leases additional land to the south and west of Milldeans by agreement with the neighbouring landowners. There may be potential (subject to negotiation) to continue with these agreements.

POTENTIAL DEVELOPMENT - Lying close to the entrance is a redundant range of traditional farm buildings which, subject to gaining the relevant permissions and consents, could be demolished to provide additional facilities, additional accommodation or converted to residential use.

Location

Milldeans Farm lies outside Leslie, to the west of Glenrothes. The area is popular for being accessible from Dundee, Perth, Edinburgh and all the other major population centres of central Scotland, with the M90 dual carriageway situated about 10 miles to the west.

Despite its rural setting, Milldeans is conveniently close to Glenrothes (4 miles) which provides a wide range of shops and professional services, as well as both primary and secondary schooling. Nearby Markinch (4.5 miles) has a railway station on the east coast main line with services north to Dundee and south to Edinburgh. There are numerous golf courses nearby, including Glenrothes Golf Club, an 18-hole parkland course. Sailing and other water sports are available at various locations in Fife and along the coast, and the area is well served by riding schools and local Riding and Pony Clubs.
