A stunning conversion of a traditional barn to a beautiful modern home, in a quiet hamlet around the corner from one of Cornwall’s most popular beaches

Description

A granite plaque inside the barn is inscribed with1899, but the original could have been much older than that. A full renovation took place in 2018, creating a stylish and comfortable family home with the first floor as the living area. Much of the character has been retained with the use of the original granite, slate and oak A frame beams.
The wide entrance door opens into a spacious hall, with parquet floor, a welcoming space, naturally lit from a window at the far end and bright from natural light illuminating the wooden stairs to the first floor. To the right a door opens to the single garage, with laundry and utility space, while immediately to the left is a cloakroom.
Next, is the principal bedroom, a large room with a patio door to a perfectly private courtyard. It also has generous built in storage space and the en suite bathroom with wide walk-in shower and stand-alone bath. Tiles and fittings are of high quality Lusso Stone. Across the hall is an inner corridor leading to another double bedroom - currently the space bedroom, due to its décor, also with very large inbuilt cupboards - and the family bathroom, light and bright with attractive tiles and fittings, freestanding shower, extended basin, bath and heated towel rail. The next bedroom is a bright double room overlooking the garden. A fourth bedroom is currently a dressing room and has extensive storage with floor to ceiling mirrors. Throughout this ground floor there is the solidity of traditional barn architecture, with heavy wooden beams, thick walls, deep-set windows and beautiful granite lintels, yet there is also an overall lightness due to high white, beamed ceilings, tasteful décor, new floors, windows, radiators and beautiful fittings.
The staircase turns and splits to an upper landing where there is the fifth bedroom, large enough for a king-sized bed, with en suite shower room and a pleasant view over the garden. Here also, the open beams and sloping high ceilings create a beautifully light and airy atmosphere. Next is the snug or playroom, a good-sized space, overlooking the garden and with double doors opening into the impressively spacious main reception room. With a high beamed ceiling and triple aspect windows this is a room to relax in and enjoy. Views are over Penpol hamlet and the garden, which is reached through a glazed door and a steel bridge to the extended barbecue patio. This creates the perfect combination for interior and exterior entertaining space.
Finally, a step up brings us to the open plan kitchen and dining room a wonderfully bright area, with three Velux roof panels and windows to the views north over Penpol creek and to the east for morning sunshine. The bespoke kitchen, by Duchy Kitchens incorporates NEFF appliances into the continuous Silestone pale grey worktops over attractive dark blue fitted units, including two ovens, integral freezer, two fridges, a wine fridge and dishwasher. A central island has an inset hob and is a breakfast bar in addition to the family sized dining table. The old beams and modern wooden floor combine with the glazed balustrade of the stairwell to give an impression of comfort and modernity and the welcoming atmosphere throughout this lovely home.
Outside
The garden is securely fenced for children and pets, with a high gate into additional parking space. A galvanised steel bridge from the first floor living room leads to the raised southwest facing garden, a suntrap on a sunny day, with a large, paved patio, perfect for barbecues and entertaining. A warm water shower outside the garage/utility door is very useful for sandy people and dogs. The ground floor entrance to Round Barn is through an enclosed courtyard.

Location

Crantock is a picturesque village with a stunning sandy beach, just over the hill and across the River Gannel from Newquay. Voted Best British Beach by BBC Coast 2013, Crantock Beach is a popular surf break and with footpaths across the extensive sand dunes is perfect for walking to neighbouring bays. The beach has lifeguards from May to the end of September and dogs are allowed all year round. The village has a convenience grocery store, a surf shop and the historic Old Albion Inn beside the church lychgate is a favourite with locals and visitors. Greatly popular is Jam Jar Kitchen, a wonderful small restaurant offering wood-fired pizzas. Penpol is a hamlet with its own creek and sandy beach with the Penpol footbridge across to the Newquay bank of the Gannel accessible two hours after and before high tide.
