Property Description: Guide Price £700,000 - £750,000. This romantic, detached, Grade II listed property is located in a conservation area and consists of two former cottages that date back to around the 1600s with an abundance of original features and all of its original charm. Both cottages and their gardens are mentioned in a Will by Bennet Austen of Wingham in 1621, an ancestor of Jane Austen. Over the years, it has been home to farm workers, home bakers, artists and writers.


The property was completely restored and refurbished in 2018 using materials faithful to the original build wherever possible. Whilst some of the timbers are still those of the original build, the current owners have also sympathetically modernised this listed property for contemporary living including such features as a HIVE system, underfloor heating to the kitchen, irrigation system to the garden and excellent broadband access throughout the property. It was also fully rewired and replumbed (including a new boiler) in 2018.


The kitchen floor tiles are 18th century barn tiles from the estate of the Chateaux of Chambord, you can even see the imprint of a young goat’s two front hooves in one tile in the centre of the kitchen. During the restoration, a hidden window between two bedrooms was discovered and repaired. Traditional limestone plaster was used where walls needed re-plastering, and local oak used to make the reinforcement pillars downstairs.

Location: Pond Cottage is one of the five oldest properties in the village. It takes its name from a big pond that used to occupy the space now taken by the village green (regrettably filled in during the 1960s). It was the largest natural freshwater pond in East Kent. Adisham is a quiet village located in the heart of the Kent countryside, approximately six miles south of the city of Canterbury. There are a number of Primary Schools in the area, one of which is located in the village itself.
