OVERVIEW Heather Cottage was fully refurbished during the recent pandemic and we have to say has been very nicely done! The accommodation starts with a lounge where a stove should look amazing. The beams were painted white which seems to work well and the timber effect floor creates warmth. The builder installed a window in the wall that adjoins the lounge and the dining area and it really helps with the natural light. We believe the builder installed stud partition so if you want one larger room then it is easily achievable at relatively little cost.

But for many the current arrangement will be particularly useful as you now have separate living sections. The kitchen diner incorporates the timber staircase which makes it quite a spacious room with a pleasing garden outlook. The kitchen is a high gloss cream range of units with timber surfaces and was certainly the right choice. The cooking station is a four-ring induction hob with a concealed and illuminated extractor, steel splash back and a fan assisted oven. The sink is to the immediate right for convenience and there is a garden outlook to your right. There is also space for a freestanding fridge/freezer, dishwasher, and washing machine.

The bathroom was refurbished with a deep panelled bath and there is an electric shower for instantaneous hot water with a screen. Since the property was refurbished, our seller replaced the pedestal basin with a vanity unit, basin and a mist-free, LED, Bluetooth speaker mirror. A w/c with water saving options makes up the suite.

Moving upstairs and this is where this property delivers! The larger of the two doubles is front facing and the other enjoys an outlook over the garden and the countryside. The aforementioned flying freehold allows for a third bedroom which is a single and could be combined with the front facing double for one bigger bedroom with two windows! The flying freehold has also allowed for a spacious upstairs w/c that might accommodate a shower or convert to a wet room.

Moving outside and you will find one long garden! There is a patio to the immediate exit of the property where steps lead up and onto the main garden. The garden is mainly laid to lawn with foot path running along the left-hand side to the far end where there is a good-sized outbuilding – ideal for a home office or workshop with garden facing window. It is a garden where we think you will enjoy spending a lot of your time and the nearby trees help to make it something of a more natural and welcoming environment.

Heather Cottage is going to make someone a lovely home where we think they are going to be happy for some years. Property in Christleton sells fast, mainly because of the outstanding education from pre-school and primary years all the way through and including sixth form college. Add to that the rarity of the third bedroom and we think you might be on to a real winner.

THE CHRISTLETON LIFESTYLE Living at Heather Cottage puts you about a ten-minute walk into the beautiful village of Christleton which is regarded as one of Cheshire's most sought-after villages and has won the "best kept village" of Cheshire award more than once!

In the village you will find the popular Ring O Bells where you will always receive a warm welcome and an excellent variety of food and drink. The same can be said for The Plough which is about a further ten-minute walk along Plough Lane to the Cross roads and the canal side Cheshire Cat which is about a five-minute stroll from home.

Within the village is a general store, a hair dressers and dentist whilst in the neighbouring village of Waverton you will find the same plus an excellent fast food, deli, pharmacy, post office and Doctor's surgery. Sainsbury's and a range of other superstores are a few minutes drive at Great Boughton. There is also a parade of shops there which includes more pubs and Inns, a café, seven-day COOP till 23:00, butchers, a number of fast-food outlets, dog groomers, florist and quality wine.

Returning to the village and you will also find the duck pond. If you were to walk along the right-hand side then you will come to a children's play park. There are also a number of foot paths for countryside walks while Delamere and Bickerton Forests are within easy driving distance.

There are a number of spas and gyms close by, many hotel based and award winning including the outstanding "The club and Spa" at The Hilton – about a five-minute drive. Vicars Cross and Eaton golf courses are also about a five minute drive as is rugby, cricket and archery. And if water sports is your thing the Manley mere is about fifteen minutes' drive where you can enjoy wind surfing, small boat sailing, a water based obstacle/play park and an onsite café.

Education is second to none so if you have a young child or are thinking of starting a family then they could start with the highly-rated pre-school just across the road from this home! Then they will attend the outstanding Christleton Primary school with Outstanding education after that all the way through to University.

The A55 is minutes away with Liverpool and Manchester airports about a forty-five-minute drive and the North Wales Coast in about an hour making Heather Cottage an excellent contender for your next home or investment.

FLYING FREEHOLD The part of the property that runs over the footpath is called a flying freehold (section of first floor to right of front door). As this forms less than 10% of the overall footprint, the majority of lenders are fine with this but it is something you need to mention when confirming your mortgage.
