Description
Designed by Scarratt and Martyn Architects and built in 1998, Staddlestones is a wonderful example of a spacious, detached home in one of the most sought-after villages in the South Hams. Situated on a quiet, no through road Staddlestones was designed to blend into its village surroundings and features a circular gable end with a beautiful curved roof line to mirror the curvilinear form of the thatched village roofscape. Glazing has been carefully considered not only to maximize the views but flood the rooms with light. Stepping through the entrance hall and into the dining area, you are struck by the equally impressive results of the architecture.
The main reception rooms include a dining room, a fabulous sitting room and a family room / snug, all of which are open plan to each other yet have their own distinctive space. The curved lines, well placed glazing and vaulted ceilings help to give a spacious and sociable feeling and the perfect place for entertaining. Beyond this, the well-equipped kitchen/ is integrated with a range of appliances including a Neff double oven, a dishwasher, fridge and LPG hob. Adjacent to the kitchen is a convenient utility / laundry room. The ground floor also provides the principal bedroom with built in wardrobes and ensuite bathroom, a study which could also be used as a fourth bedroom, a boot room providing access to the boiler room and a cloakroom.
From the dining area, stairs rise to the first floor which offers a two further double bedrooms, one of which is en suite as well as a family bathroom.
Gardens and Grounds
Outside, Staddlestones is approached via a gated driveway which provides ample parking for numerous vehicles, a rarity in Slapton, while the formal garden wraps around the house providing a wonderful degree of privacy. Mature shrubs and careful planting border the terraces whilst a lovely, flat lawned area provides the perfect spot to take in the views over the village.
Location
Situated almost equidistant from Kingsbridge and Dartmouth, Slapton is one of the prettiest and most sought after villages in the South Hams. About half a mile from Slapton Sands, a gorgeous 3 mile long beach, the village has a thriving community with a village shop, two pubs, an active village hall and a 13th century church. Slapton Ley, a Site of Special Scientific Interest is located on the edge of the village and is the largest freshwater lake in the south west of England. The South West coast path runs along the edge of the Ley and takes in some of the most spectacular scenery the region has to offer.
Primary schooling can be found at neighbouring Stokenham while the nearby village of Chillington offers a doctors' surgery, post office and village store. The market town of Kingsbridge is about 7 miles away and is home to an excellent primary school as well as Kingsbridge Community College which is currently rated as ‘Outstanding’ by Ofsted. There are also two supermarkets, a filling station, a wonderful and eclectic mix of shops and boutiques as well as a number of pubs and restaurants.
Dartmouth lies about 7 miles to the east and offers secondary schooling, a wealth of shops, boutiques, galleries, pubs and restaurants. Dartmouth is also home to the Britannia Royal Naval College. There are also a number of annual festivals, including the Dartmouth food festival and the Mayflower 400. The town’s deep-water port attracts sailing vessels from all over the world and is considered to be one of the prettiest in Europe. 11 miles away Totnes offers a main line rail link to London Paddington (2 hours 40 minutes).

Broadband availability and predicted speed: obtained from Ofcom on October 11, 2022
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on October 11, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on October 17, 2013 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
