Instow is an iconic village in North Devon perched at the point where the River Taw and River Torridge meet before joining the Atlantic Ocean – all within sight from most properties in the village. It also enjoys great views of its sister village Appledore on the opposite bank.

Wired into local transport links you can be in the heart of Bideford in minutes on the bus, and Barnstaple within 20 minutes. It has a primary school, a community hall and several churches including the interesting Italianate All Saints Chapel.

Instow has lots of places to moor a boat if you have one, and it has a handful of shops and great local restaurants. Locals make good use of the beach and the sand dunes (look out for the rare Pyramid Orchid when the season is right). The Tarka Trail runs through the heart of the village where the railway used to run. There’s still traces of the railway all around the village including the country’s only Grade I signal box. From Bideford Quay proceed over the Old Bideford Bridge and upon reaching the mini roundabout, turn left in the direction of Barnstaple. The things we have especially enjoyed are the ever-changing view, the quick access to the Tarka Trail, dog walks on the beach, and that the flat is comfortable and everything works. Other things that have made this a great home are that the flats are well-managed and the residents and the community are friendly and amenable. We’ve enjoyed going on the bus (stops just outside Chandlers Court) to the theatre in Barnstaple and to the Appledore Book Festival. Visiting grandchildren have enjoyed the sports facilities, including tennis, in Bideford, and surfing and body-boarding at Westward Ho and Saunton Sands. The roof space in the flat provides storage for wetsuits and surf boards. The flat is perfect for having friends to stay for long weekends.

A VERY SPECIAL FEATURE
The owner has installed 2 nest cameras, one at the front door as you would expect to allow remote conversations with visitors, and one pointing towards the Estuary so that the view can still be enjoyed whilst you are away.

WAYS THE CURRENT OWNER HAS IMPROVED THE APARTMENT

There is a Nest heating controller in the living area which can be remotely controlled. The lights are all down lighter controlled by a RAKO device with wireless switches and dimmers. All the doors and windows are new with the exception of the patio door which had already been recently replaced. Bedroom 2 can be used as an Office with connections for working from home.
