- 10.32 Acres
- Substantial Barn, Stables, and Lockup
- Pasture Land
- Great Location
The sale of this land and building present a wonderful opportunity for either agricultural or amenity purchases to obtain some level lying to
gently sloping pasture with a substantial barn, stables and lockup. The barn has potential for alternative uses, subject to planning.
The property is accessed over a stoned track from Poltimore Lane, to the barn and stone apron in front of it. The land and barns extend in
total to approximately 10.32 acres with a few small paddocks arranged outside along the south-western boundary. The remaining land is
formed of a larger field parcel that has previously been paddocked into smaller areas for grazing, leaving the rest for making hay.
Most of the boundaries are typically low earth banks with hedge on top, the exception being the northern boundary consisting of an open water course with more mature trees in part.
The building is best described as a barn of steel construction with box profile cladding and various locking doors. The barn is under a pitched roof with roof lights in part and an earth base. To the
south-eastern gable end, there is a steel constructed lean to with timber cladding, all under a fibre cement monopitch roof and concrete base, offering two large stables and a secure steel door to lockup (6.14 m by 4.43 m).
There is a lean to off the main barn offering a wash-down yard (7.36 m by 5.28 m) and three stables (GIA 5.28 m by 11.56 m). This lean to is of pole timber construction with concrete base, timber cladding and steel and timber doors,
under a fibre cement monopitch roof. The stables open out onto a stoned yard and muck heap, fenced and gated to the field beyond.
The land is situated close to the bottom of Ham Hill on the A303, off Poltimore Lane with the access gateway being less than 500 metres from the A303. The location has good road links, being close to the Southfields roundabout at Ilminster one way and the Eagle Tavern Cross near the village of Bishopswood to the south. Junction 25 of the M5 motorway is accessed near Taunton, 12 km to the north.
Local facilities and services can be found in the nearby market towns of Ilminster or Chard, with a more comprehensive range on offer at the
county town of Taunton.

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on August 4, 2023
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on August 4, 2023
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area
