Camois Court is a handsome detached property, believed to date from the 1700s with a substantial Victorian extension which was added in around 1880. Outside
Camois Court is approached from Church Lane via electronically operated wooden double gates, which leads past the oak framed two bay car port and parking and opens to a gravelled driveway and further parking area lying to the front of the house. There is a secondary driveway and parking at the rear of the house, accessed from Barcombe Mills Road.

The beautifully landscaped gardens lie predominantly to the south and east of the house and are mainly laid to lawn, level and well enclosed by mature trees and shrubs, with lovely views to the south over adjoining countryside to the South Downs. A shepherd’s hut with power connected and a woodburning stove is situated in the south-eastern corner.

The house is wrapped on all sides by a brick paved terrace, which can be accessed from each side of the house creating space to sit and enjoy the garden at all times of day and giving an excellent flow between inside and out. Location

Situated in a semi-rural position on the edge of Barcombe, close to open countryside. Barcombe has a thriving community, benefitting from a primary school, post office/general store, two public houses (The Royal Oak and The Anchor Inn), and a number of sports clubs including tennis, bowls and cricket. Lewes (4.5 miles) offers a comprehensive selection of shops, bars, restaurants, a cinema and a leisure centre.

There are many leisure activities available locally, including local clubs for football, rugby, cricket and theatre; across Sussex, activities include show jumping at Hickstead, sailing at Ardingly and golf at East Sussex National or one of the many courses across the county. The surrounding countryside offers miles of footpaths and bridleways. Transport: Cooksbridge (2.8 miles) offers direct services to London Victoria, journey time from 60 minutes. Haywards Heath (five miles) offers regular trains to London Victoria, London Bridge and St Pancras International, journey time from 42 minutes. To the west, the A23/M23 gives access to Gatwick airport, central London and the south coast.

There are many highly regarded state and private schools in the local area including Barcombe primary school, Chailey School, Great Walstead, Cumnor House, Lewes Old Grammar School, Lewes Priory, Bede’s, Hurstpierpoint College and Brighton College.

At the t-junction, turn right onto the A275 and continue for just under a mile and a half. Turn left into Markstakes Lane and after just over 1 mile, right into Ridgelands Lane. After just under 2 miles, turn left (signposted Barcombe) and then at the mini roundabout, turn right and head south east out of the village. Turn right into Church Road and Camois Court's driveway is the first on the right.
