DESCRIPTION
Ladywell Barn is a substantial building of traditional stone construction beneath a stone slate roof, characteristic of the Yorkshire Dales. The barn enjoys a prominent roadside location and the approved planning drawings provide for a new access off the minor road leading to Linton on the eastern boundary.
The barn is complimented by grassland extending to 10.68 acres (4.32 ha), situated to the south of the barn and the property is offered for sale as a whole or in two separate lots.
Lot 1 – Ladywell Barn and 3.11 acres (1.25 ha) of land as shown edged red on the attached plan.
Lot 2 – 7.57 acres (3.06 ha) of grassland as shown edged blue on the attached plan.
ACCESS
Access to both Lots is available from the frontage to the minor road on the eastern boundary of the land.
PLANNING
Planning Consent was granted for conversion of the barn to residential use by the Yorkshire Dales National Park Planning Authority on the 19th July 2023 under Application Reference C/71/110B. The approved drawings provide for accommodation comprising, on the ground floor, kitchen, dining and living areas, separate utility room with wc and separate study. On the first floor the drawings provide for three bedrooms and a house bathroom. Externally there are two parking spaces and a garden area accessed via a new entrance to be created onto the minor highway to the east of the barn.
The proposed accommodation is approximately as shown on the enclosed floor plans which have been reproduced for identification purposes only from the approved drawings.
The Planning Consent is subject to conditions and a Section 106 Agreement entered into between the sellers and the Yorkshire Dales National Park Authority. The principal conditions of the Section 106 Agreement restrict the occupation of the dwelling to being either short term holiday accommodation or the principal residence of a person or family having an established need to live in the National Park for a variety of reasons. Electronic copies of the Planning Consent and Section 106 Agreement are available on request in order that interested parties can satisfy themselves as to their eligibility to occupy the dwelling.

Broadband availability and predicted speed
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
