Description

Dunoran is a fabulous example of a Scots Baronial home that has been beautifully maintained over the years. The property is situated in a wonderful elevated setting in the Argyll countryside close to Dalmally. Constructed of stone under a slate roof, the property displays many features typical of the Victorian era with a classic conical turret and intricate internal detailing.

The accommodation is formed over three levels. The ground floor sees several elegant reception rooms flowing from a central hallway. Thanks to the turret, the music room to the front of the house has a distinctive curved wall and with the generous ceiling heights leaving large expansive windows this, and indeed all the reception rooms, are flooded with natural light. What was once two separate rooms has been opened up to create a sitting room and family room. With a gas fire and a decorative wooden surround at one end, the other end has seen the installation of a panoramic window providing sensational views across the countryside to the hills beyond.

The kitchen is a traditional country kitchen, with fitted cupboards underneath a marble work surface with wall mounted units above. Inset is an induction hob and integrated into the wall units is a Siemens oven, microwave and warming drawer. Adjoining the kitchen is a prep kitchen with matching units and work surfaces and integrated dishwasher. The property is blessed with ample storage and on the ground floor there is a further larder, pantry, and a scullery/china room which would once have been the flower room for the house.

On the first floor the principal bedroom suite can be found; again this occupies the space in the turret providing great character and far reaching views of the countryside. Also on this floor there are two further very spacious bedrooms, two well appointed bathrooms and a tremendous home office with a built in desk and shelving.

The top floor boasts excellent ceiling heights and provides an additional two bedrooms and one bathroom.
Whilst the property is clearly exceptional inside, the surrounding grounds and outbuildings are equally impressive. The purpose built garage block, which can house as many as six cars, has a painted concrete floor, power, light and water and currently doubles as a gym and a boat shed with an adjoining workshop.

Around the house there are expanses of lawn surrounded by mature trees offering wonderful protection and privacy. Within the grounds is a wonderful way to spot a variety of wildlife including golden eagles, red squirrels, pine martens and different types of birds. But perhaps the best spot in the garden is the small paved area situated on the boundary which sits above the falling burn with splendid views over a cascading waterfall.

Location

Dunoran occupies a beautiful elevated position just outside the Argyll village of Dalmally.

Dalmally is a small community spread along the Strath of Orchy, 2 miles east of the northern tip of Loch Awe. Dunoran is situated in Stronmilchan, to the eastern side of the village, with westerly views along Glen Orchy to Ben Cruachan and its neighbouring mountains. Dalmally has excellent transport links, with train services to Oban and Glasgow and direct access to the A85. Within the village, day to day requirements are catered for by the Glenview Store and the Dalmally Pharmacy. There is a further licensed store and post office at Lochawe, with professional services and larger shops found in the nearby towns of Oban and Inveraray. A regular livestock market is held at Dalmally where there is also a hotel, a health centre, parish church and primary school. Secondary schooling is available at Oban High School.

For the more adventurous, Dunoran is an ideal base from which to explore the outdoors. Superb hill walking and climbing country lies all around, while the water sports enthusiast can choose from boating on Loch Awe, also renowned for its fishing, or, from Oban, all the sailing challenges of the West Coast. There are nine-hole golf courses at Dalmally, Taynuilt and Inveraray and an 18-hole course at Oban.

Square Footage: 4,495 sq ft

Additional Info

The property is heated via an LPG gas powered boiler and operates with private drainage and a mains water supply. There is an excellent Chubb security system plus CCTV in place.
