Entering the property through glazed patio doors you arrive at a light filled dual aspect reception room which is currently being utilised as a dining room but could also provide a home office/playroom or snug if desired. An open arch flows through to the sitting room which has a chic contemporary feel and features a recessed fireplace with a wooden mantle over and painted beams to the ceiling. A recess to one side provides space for bookshelves under the stairs rising to the first floor which are accessed off a small internal lobby.
To the rear of the property lies the kitchen and the family bathroom, the kitchen is of good size and is well fitted with a range of attractive shaker style wall and base units. A wood effect countertop contracts perfectly with the cream units and there is an inset gas hob and double oven. The kitchen has provision for a washing machine and dishwasher along with space for a fridge/freezer and space for a small breakfast table. A picture window overlooks the rear courtyard with a door to the side providing access out. Completing the ground floor is the well-appointed family bathroom complete with a white modern suite with vanity unit and heated towel rail. A slate tiled floor adds more style and a window to the side gives natural light.
Upstairs are the three bedrooms and an en suite cloakroom. The main bedroom is set to the front of the house and enjoys beautiful views our over the garden towards the countryside and Mendip Hills. It benefits from a cloakroom with a W.C and wash hand basin and a pretty cast iron fireplace. The two further bedrooms are positioned to the rear of the house with one also featuring a cast iron fireplace and the other a neat wooden floor with picture rails.
As previously mentioned, the south facing garden is at the front of the house and is enclosed by picket fencing beyond which is a gravel parking area. The terraced area adjacent to the house is incredibly private and a great place to relax and unwind, with a feature pond. To the rear of the house is a courtyard area, with shed.

Situation
Situated with good access to local amenities and surrounded by beautiful countryside, Wrington () is the jewel in the crown of the Wrington Vale and one of the most sought-after villages in North Somerset. Picturesque with a lengthy and interesting history, it benefits from facilities usually reserved for a larger town, including two pubs (one with an excellent restaurant), church and a chapel, a primary school (awarded 'Outstanding' by Ofsted), post office, public transport, garage, pharmacy, dentist, coffee shop, grocery shop, off licence/convenience shop and even two florist/gift shops (one in the village centre and one on the outskirts). Secondary schooling is available at nearby Churchill Academy and Sixth Form Centre (), also recently awarded 'Outstanding' by Ofsted (with transport for local children provided daily), and which also benefits from a modern sport complex open to the general public. Further schools, both state and private, are at Bristol, Backwell, Wraxall and the Chew Valley. The area around is well known for its beauty and offers a variety of community pursuits. Indeed, riding, walking, fishing, sailing and dry skiing are just some of the activities available within a few miles. The village itself is within commuting distance of Bristol and the seaside town of Weston-super-Mare and there is access to the motorway network at Clevedon (junction 20) and St. Georges (junction 21). There is an international airport at Lulsgate and a mainline railway station at Yatton.
Our vendor says... This lovely home is just on the outskirts of the village but within easy walking distance to the local amenities and primary school. It has been the perfect early family home in a quiet area with beautiful dog walks and a little park. The house has character and charm and we have been very happy here. I hope it will make someone else happy too.
We have noticed... A really lovely and homely cottage in a great position to enjoy village life and the great outdoors

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on August 2, 2023
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on August 15, 2023 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
