The opportunity to convert or build a new home in this idyllic edge of hamlet setting. A large former agricultural building with full planning permission to convert into a large four bedroomed detached single storey dwelling extending in all to about 240 sq m / 2580 sq ft of accommodation. Betty's Barn is set on a level 0.257 of an acre site surrounded by established woodland and countryside with no immediate neighbours and accessed off the country lane.
In January 2023, full planning consent was granted to this conversion. It is thought that interested parties may consider reducing the size of the accommodation or possibly re applying to replace/alter the design and appearance of the new dwelling (subject to obtaining revised consent)

THE AREA
The site lies on the western edge of this small pretty hamlet known as Hollocombe and just 2.5 miles from the sought after village of Winkleigh.
Winkleigh itself enjoys a thriving rural community with two pubs, a butchers, general store, a doctors surgery, and popular primary school, together with a village hall, leisure centre and church.
The nearby small town of Chulmleigh (5 miles) provides a wide range of everyday facilities, services, shops and public houses together with primary and secondary schooling.
The A377 and Tarka Train Line are within 4 miles of Betty's Barn.
SERVICES & OUTGOINGS
We understand that mains electricity (including 3 phase) and mains water is connected and working within the building.
We also believe the mains drainage is located in the lane, although it was planned to install a new treatment plant.

Broadband availability and predicted speed
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area
