Watching the swans and cygnets wander past or soaking up the sunshine in the garden, the owners of the seven-bedroom house at the Rosary reflect on just how well their substantial home has met their needs. Eager to find a house that would offer multi-generational, flexible accommodation, as well as an ideal balance between peaceful and convenient living, they bought the impressive Wilstead property off-plan eight years ago. “At the time, we knew my parents would be coming to stay for a while and the annexe was exactly what we were looking for,” one of them recalls. “Over the years since then, it has been perfect for our family, providing us with the versatility we have required and the access to good schools we have needed”.

IDEAL HOME
Purchasing the property, which is one of just five exclusive homes at the Rosary, at such an early stage gave them input into its design and finish. Their builders added an extra storey of accommodation, encompassing two bedrooms and a Jack-and-Jill shower room, and the couple chose their kitchen. Since then, they have carried out further subtle enhancements, adding built-in storage, redecorating and installing bi-folding doors between the drawing room and kitchen breakfast room. “This was a huge, open-plan space that was wonderful for entertaining but we decided it would also be nice to be able to section it off,” they explain. “The new doors provide us with the flexibility to open it right up or to have separate rooms.” They add: “We also had French doors installed in the kitchen breakfast room and there is now a lovely flow between this part of the house and the garden.”

FOND MEMORIES
Indeed, the whole house has a superb sense of flow throughout. It is entered via a central reception hall, which leads to the formal dining room, the snug or study and the kitchen breakfast room. The kitchen breakfast room opens into the drawing room and there is access into the garage from the utility room. “It all works incredibly well,” “The rooms are large and the house can accommodate lots of people. We have had many wonderful family occasions here; there are spaces for people to go off if they need some quiet time, as well as rooms where everyone can be together.”

FLEXIBLE LIVING
The property is light, airy and welcoming. “The hub of the house is the kitchen breakfast room, where we open the doors on to the garden in the summer months,” the owner explains. The annexe, which sits on the first floor of the property, above the garage, has also been ideal. With its own shower room and dressing area, it could possibly (subject the relevant planning permissions) become self-contained or even be transformed into a two-storey annexe. “My parents lived here for a time and really enjoyed it,” she says. “After they left, we considered making it into a games room, but it could have all sorts of uses, depending on requirements.”

LEISURE TIME
Four additional, very generous bedrooms are at first-floor level. These include the master bedroom, with its en suite shower room and dressing room. The other three bedrooms have access to the family bathroom. Two more bedrooms, each adjoining the Jack-and-Jill shower room, are on the second level. “This whole floor was brilliant when the children were here,” she remembers. “We had one room as a bedroom and the other as a cinema room, with a huge corner sofa bed and large television. This was where they could gather with their friends – again, it’s another very flexible part of the house that could suit new owners in different ways.”

PERFECTLY PLACED
With good access to Bedford and Milton Keynes, as well as to major roads, motorways and stations with trains into London, the owners have found it easy to commute and travel from the house. The Harper Trust schools located in Bedford alongside other popular and desirable schools make this ideal for families and supermarkets and shops are also within easy reach. “It is close to the park and there are lots of lovely walks on the doorstep,” the owner observes. “It is very peaceful and quiet here – we sometimes see the ducks and swans strolling past on their way to the lake – and yet everything we need is within reach.” They will miss the ease of living the house has afforded them. “It has been perfect for us for every part of our lives for the past eight years, It has been a lovely, flexible, multi-generational home and now it is crying out for another family to come and enjoy it as much as we have done.”
