Situation - Occupying a delightful position overlooking the Umborne Valley the property is one of 5 properties in this select development of barn conversions located within the East Devon Area of Outstanding Natural Beauty. The Jurassic Coast is within 4 miles, whilst the popular coastal resorts of Lyme Regis and Sidmouth are both within about 10 miles.

Three miles away is the well-renowned Colyton Grammar School and there are additional schooling options in the towns of Axminster and Honiton. Both these country towns have a wide-range of independent shops, cafes and restaurants and both sit on the London Waterloo line. The university and cathedral city of Exeter and the county town of Taunton are also within easy reach. The property is 2 miles from the A35, which links to the A30 at Honiton, which then connects to the A303 and the M3.

Description - Beautifully presented and refurbished by the current owner, the barn was converted in the late 1980's forming this attached cottage which enjoys wonderful views across the Umborne Valley. Set in the grounds of a Grade II listed farmhouse the barn is therefore within the curtilage.

The barn has a stylish character feel with an entrance hall and open plan main living space, warmed by a lovely wood burning stove and large picture windows opening up to the views. The kitchen area has been refitted with shaker style units under timber worktops, there is space for a fridge/freezer, washing machine and free standing cooker. Up a few steps is a dining room/study.

On the first floor are three bedrooms and a recently updated family bathroom.

Outside - Approached by the initial grave drive shared by the neighbours, it leads to a large private stone parking area. Steps lead up to the garden which is flanked by post and railing fencing and to the barn where there is a large patio area enjoying fabulous views.

Services - Mains water (sub-metered) and electric. Shared private drainage with a new treatment plant installed in early 2020. Electric central boiler.

Directions - From Honiton take the A35 towards Axminster. After 2 miles you will enter the village of Wilmington, turn right signed to Widworthy Church next to the Home Farm Hotel and follow the road ? mile up the hill to the end. At the T junction turn left signed Colyton and Umborne at New Road Cross and continue on this road for 1 ? miles. The road forks at Homebush Cross (in the woods) turn left signed to Umborne. Continue on this road for ? mile and the property is on the left. When entering Higher Watchcombe farm continue down the gravel driveway, through the open 5bar gate, parking is on left by grey shed.
