Property description & features

"We fell in love with the house from our first viewing nearly 7 years ago after seeing the beautiful living room with the log burner, spacious hallway & landing, and the overall rather grand feeling of the house. It's 10 mins on the bus to the city centre, 25 min walk to Temple Meads and lovely Arnos Vale is just down the road so very conveniently places. It's been such a lovely house and we'll always look back with very happy memories."

Eagle Road sits on the south-western side of Brislington, to the east of Knowle, in between the Wells and Bath Roads which both provide access to the city through the south-easterly suburbs. The road is made up of substantial 1930s and 1950s. The area is just a short walk to shops and amenities of Sandy Park Road, Wells Road, with Paintworks and Avonmeads Retail Park also a short journey. The popular pub, The Knowle, part of the local Zazu's kitchen group of pubs, is just a few minutes walk away. Just a short distance from the house is the Arnos Court Park, Nightingale Valley and Eastwood Farm Nature Reserve, which provides a great area for runners and dog-walkers, for those looking for more of an escape from the city, the proximity of the nearby A37 and A4 allows ease of access to North East Somerset and Chew Valley. For commuters, this area is very well placed, just a short distance from Bristol City Centre and Bristol Temple Meads Station.

The property boasts grand proportions, in every sense of the phrase. This elevates the home from the surrounding properties, typically of a smaller stature in the area. Upon entry, you are met by a substantial hallway, which leads through double doors into the front reception room with beautiful period cornicing, a large bayfront with shutters, and a log burning stove nestled into the fireplace. To the back of the property, there is an open-plan kitchen-dining room that has a U-shaped kitchen to one side with wooden countertops and a plentiful supply of storage space, and to the other, a dining area and a W/C. Through sliding doors, there is a conservatory that spans the width of the house. Doors lead out to a south-west facing garden with borders full of plants, a lawn in the centre, and decking ideal for social gatherings. There are also two sheds, ideal for further storage. The first floor comprises a large landing, two double bedrooms, a single bedroom, and a bathroom with floor to ceiling tiles, a separate bath and shower, as well as a heated towel rack. To the front, there are two off-street parking spaces.

Broadband availability and predicted speed: obtained from Ofcom on May 24, 2022

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on May 24, 2022

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on January 22, 2014 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
