Location

Oak Lane Farm is located just outside the pretty village of Newdigate, a vibrant rural community that centres around the 12th Century church of St Peter. Also situated in the village are The Six Bells and Surrey Oaks public houses and the local farm shop. On Village Street itself is the local village store which provides for everyday needs and incorporates a post office. Opposite is the Brocus, a public area bought by the village as a memorial to the fallen of both world wars, and now used as a playing field for football, cricket and other sports, as well as hosting both the annual Village Day and firework festival.

Newdigate Pre-School and Newdigate C of E Infant School, both highly regarded, are situated in the village.

The farm is approximately eight miles south of Dorking town centre which provides a comprehensive range of shops and boutiques. Dorking Halls provides cinema and theatre whilst Dorking Leisure Centre has a gymnasium and swimming pool. There are a number local restaurants, cafes and bars to suit a variety of tastes. The larger market town of Reigate is some seven miles to the north east, and similarly provides a range of local shops and boutiques along with a good number of restaurants, cafes and coffee shops.

This part of Surrey boasts a number of good schools, both state and independent, for all ages. These include Dunottar, Reigate Grammar, Micklefield, The Hawthorns Prep School, Burys Court, Leigh and Belmont School.

The area is surrounded by some stunning rolling countryside with plenty of good walking and riding both in the village and locally, whilst there are several golf courses within easy reach.

There are good road links to London and the South Coast via the A24 and A29. The M25 is very easily, and quickly, accessible at Junction 8 via Reigate, and Junction 9 via Leatherhead. Trains from Dorking run to London Waterloo or London Victoria and in the opposite direction run through Horsham. Commuting to London is possible from stations at Reigate, Betchworth, and Redhill mainline which offers direct routes into London Bridge and Victoria in under 40 minutes, along with routes to a variety of other destinations.
Gatwick Airport is also very conveniently situated being just under 8 miles distant, and Gatwick Station provides a direct journey time to London Victoria of just 30 minutes.

Broadband availability and predicted speed: obtained from Ofcom on January 4, 2022

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on June 19, 2019 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
