Property History:
Chichester House forms one half of the previous Barricane Hotel, photos of which can still be found today and which upon inspection are evident in the current building, i.e. a former large dining room, games room and period features. The property has been in our clients tenure family since 1986 and our clients since 2014, during which time the property has been used for holiday letting. We are advised when trading the business operated on a seasonal basis.
In terms of letting the property has 3 (three) letting flats, 2 (two) flat lets (i.e.. Rooms with cooking facilities and a shared shower room / W.C) and up to an addition 3 - 4 letting units via conversion of other rooms on the Ground and First Floors.

This substantial semi-detached residence is situated in arguably one of the finest locations on the North Devon coast and sits in a prime waterfront location on The Esplanade in the very sought after seaside village of Woolacombe and literally across the road from the famous and stunning golden sand surfing beaches. The property enjoys the most outstanding and wonderful far reaching views over the entire bay taking in the sand dunes and the 2 1/2 miles of golden sand stretching over to Putsborough and including Baggy and Hartland Points, Lundy Island and around to Morte Point. All of the main beaches in the village are easily accessible and the village centre is also just an easy short stroll away. The property could satisfy a wide variety of uses and has considerable potential for redevelopment as one large and grand main family home or alternatively could be reconfigured to form multiple units subject to any necessary planning consent. At present, the property has been used as a very successful holiday letting venture and is arranged as smaller apartments, all of which let very well through the season. There is large ground floor owners accommodation as well allowing the property to be used as a home and income opportunity. Very rarely is there an entire house for sale in this fabulous location due to many of them having already been converted into apartments over the years. Those that do remain as single houses seldom come to the market and have been in the same ownership for decades in most cases and that has to be testimony to the fact it is such a wonderful place to live. The opportunity to buy this property could genuinely be a once in a lifetime chance! Woolacombe sits on the rugged North Devon Coast and amidst the surrounding National Trust land and is an extremely popular and well known village throughout the UK primarily due to its stunning beach which has previously held the accolade as the No. 1 beach in the country by Trip Advisor. Many, many visitors flock to the area throughout the year but especially through the busy summer months. The village has an array of facilities which include a variety of small independent shops, a selection of cafes, bars and restaurants to suit all pockets and tastes, a health centre, chemist and a Primary School which has an 'outstanding' rating from Ofsted. As well as main stretch of golden sand, there is also Barricane and Combesgate beaches which have rock pools to explore and the former having a beachside kiosk selling delicious Sri-Lankan curries through the summer season. The surrounding National Trust Land provides miles and miles of walking enjoying some of the finest coastal scenery on offer. There are a variety of leisure facilities and excellent nearby golf courses with the best known being the two links courses at Saunton, one of which is at championship standard. Barnstaple is North Devon's main trading centre and is approximately 12 miles away and has many of the bigger name shops, a rail link and gives direct access on the main A361 North Devon Link Road which joins the M5 at junction 27. Ilfracombe is just a short drive along the coast, approximately 5 miles away and has plenty of coastal charm and a picturesque harbour which is home to world renowned artist Damien Hirst's 60ft high bronze 'Verity' statue. The Cathedral city of Exeter is approximately 50 miles away and has direct rail links to main stations in London.

As mentioned earlier, the property is currently used as a home and holiday letting venture and has been that way for many years now. There are multiple flat-lets throughout the building albeit all areas do interconnect with one another but can be closed off and made individually private if needed. There is a delightful front garden and terrace which enjoys a sunny southerly aspect and, of course, the stunning and uninterrupted views across the entire expanse of Woolacombe Bay and the rugged coastline. At the rear, there is a huge paved terrace which also enjoys sea views and offers a great deal of privacy and shelter. We fully advise all of those interested in this fine residence in this truly outstanding location to contact us as soon as possible to register your interest.

Woolacombe is a highly sought after resort and is home to the award winning sandy beach, which is a surfer’s paradise. The village itself offers a wide range of amenities including post office, popular pubs and restaurants and a variety of shops. There is access to some of North Devon's superb and scenic countryside including the picturesque village of Mortehoe which enjoys some fine scenery and coastal walks. Woolacombe adjoins Putsborough Beach while other sandy beaches include Saunton and Croyde which are also close to hand. Ilfracombe is approximately 10 minute drive homes nationalized shops, banks and two major supermarket chains Tesco and The Co- operative. Ilfracombe also provides primary and secondary schools with the Ilfracombe Arts College offering a sixth form option. This delightful Victorian town is particularly renowned for its picturesque Harbour and quayside as well as Promenade with Landmark Theatre and pleasure gardens. The regional centre of Barnstaple is North Devon’s historical capital and is approximately 11 miles away and it’s acclaimed shopping precinct homes many brand name High Street shops, banks and restaurants. Barnstaple Train Station connects to the inter-city rail network in Exeter. The North Devon Link Road A361 gives fast access to the M5 Motorway Junction 27 (Tiverton).
