We bought this property in 2019 as first-time buyers and completely renovated it into a wonderful first home for us as a family.
We loved the feel of the flat with high ceilings and generous bedroom sizes. The main living area is a great entertaining space, and the tall ceilings mean it's really bright and we've been able to add extra tall storage in the kitchen and bedroom

We completely renovated the flat into a modern family property with a new kitchen and bathroom, new carpets and engineered oak floor throughout, new double glazed sash windows, traditional column radiators and built in joinery.
When we first moved in we used the second bedroom as a guest room, with a double bed and space for a wardrobe plus a desk for home working. After having our daughter it became her nursery, with the desk moved into our main bedroom.
Being almost entirely south facing at the first floor and overlooking allotments it feels incredibly private and peaceful – you can almost forget that you're in London.
Vancouver Road has a very friendly feel and we get along well with our neighbours, one even owns a pizza van that's at the local pub twice a week! There's a real community feel and some amazing and popular primary schools
The local area is a great place to be, with plenty of restaurants, bars and shops. The Perry Hill is a favourite pub with its huge garden and great food, and the Honor Oak and Blythe Hill Tavern great for a drink. We're pretty spoilt with lovely shops – Sans Store, Pantry and Moon Lane Books amongst our favourites… and it's easy to head to Forest Hill, or Brockley for even more choice. Our favourite local place is probably Blythe Hill Fields, a 10 minute walk, for incredible views, a great coffee van, and occasional markets. Mayow Park has a lovely cafe and has a brilliant toddlers play area. Not much further are huge Beckenham Place Park and Crystal Palace Park with wild swimming, woodland walks and regular vintage and food markets.
An important thing for us was to be well-connected to central London and we're spoilt with 3 stations within 15 minute walk. We use Forest Hill and Catford Bridge stations both of which get you to London Bridge in under 15 minutes, and Forest Hill also has the Overground to get to Shoreditch. From Catford you can get trains into Blackfriars for the Southbank and Tate Modern in 20 minutes, or Farringdon (Elizabeth Line), City Thameslink and St Pancras International in 25 mins. There are also loads of buses to connect to Lewisham for the DLR, Dulwich and on to Victoria or Elephant and Castle. We also have a car, and we never struggle to find a spot with free on-street parking.
After 4 happy years we're moving to be a little closer to family, but we'll miss it here. The flat has adapted with us over the last few years, and we have a lot of fond memories.
