West Dene House is a lovely family home situated in the heart of the popular village of Beech, lying within the beautiful Hampshire Downs.

Significantly, this six to seven bedroom, detached home has a large garden stretching above and behind the house with a grass tennis court at the top and direct access onto the recreational ground beyond. We understand the property dates back to about 1896 and the house was originally built by Mr Davis, a gas engineer from Clapham.

The house is approached up its own private driveway and there is parking for at least five or more vehicles in front of the single, integral garage. Steps lead up to the front door and into the hallway with stairs up to the first floor landing. Off the hallway are both the drawing room and TV room at the front. The drawing room has a lovely open fireplace and bay window. The TV room has a wood burner and bookshelves. To the rear, and also accessed off the hallway, is the studio/reception room that has views over the rear terrace and secret double doors linking through to the TV room.

Also off the hallway at the rear are the back door and kitchen/breakfast room. The kitchen is particularly special and, along with all the other reception rooms, has a high ceiling and a wooden floor. There is a 2-door, oil-fired AGA in addition to an electric oven and hobs.

The kitchen has an open plan feel and provides a dining area as well as a sitting area. Two sets of French doors lead out onto the rear terrace.

Stairs lead up from the hallway to the first floor landing off which are five bedrooms, a separate WC and a family bathroom. Stairs lead on up to the second floor landing off which are two further bedrooms and a family shower room. The seventh bedroom is large and is currently used as a games room and study as well as having a sleep over area.

All the rooms on the second floor are particularly light. Overall the house is very light with all the ground floor rooms benefiting from a double aspect. From the ground floor, steps lead down below the staircase to the basement where there is a gym, wine cellar and single garage. Within the single garage is a workshop and the oil-fired boiler.

Outside and to the rear of the house is a lovely terrace with a pond and gothic arches which are set within the brick retaining wall. Pathways lead round either side of the house providing access. Steps lead up from the terrace to the flat croquet lawn which is perfect for entertaining. Purbeck stone steps then lead to the orchard and upper lawn above.

Off the orchard is a grass tennis court with a wooden pavilion. Within the pavilion is a sauna and this building has both water and electricity. To the rear of the pavilion is a two pond system linked by a waterfall. There is also a large wooden garden shed with space for a ride-on mower.

At the very top of the garden is a path that leads out onto the recreation area and football pitch that is not owned, but is a little used jewel in the village of Beech. Vehicular access to the rear of the property can be obtained via the village playing field.
