The land is located just 1½ miles south of the rugged north coast and massive sandy beach at Perranporth with long road frontage and direct gated access from the B3284 main road which leads to Perranporth and almost to the A30 which is three miles to the south. Perranporth is a short drive with its renowned sandy beach, and offers a wide range of shops and amenities catering for daily needs including doctor's surgery and primary school. The land is well situated for accessing Newquay or the cathedral city of Truro which is approximately nine miles distant. There is good access to the rest of the county and beyond via the main A30 trunk road. Nearby Newquay airport offers daily flights to Manchester and London Gatwick airports.

The Land
This block of land extends in total area to 18.38 acres or 7.44 hectares or thereabouts and is comprised within two gently sloping enclosures, which includes about 2 acres of woodland lying to the west side of the land parcel. The boundaries and internal divisions to the land are mainly Cornish stone and earth hedges and there is an interlinking gateway between the fields. Described as Grade II and III on the Land Classification Map for the area, the land is suitable for growing a wide variety of crops in this good productive cropping farming district. The land is also ideally suitable for equestrian, horticulture and for rewilding use.

The two main fields gently slope to the westerly direction and extend to about 15.75 acres and are designated Grade II and Grade III by the Agricultural Land Classification Map.

An attractive area of woodland to the western side of the land extends to about 2½ acres.  The land is likely to be of particular interest to farmers in the vicinity, land investors, or indeed local people needing land for ponies, growing or amenity.
