Situation - The land is situated to the east of the popular village of Lanlivery and north of the ancient stannary town of Lostwithiel - each being about a mile. Lanlivery offers a public house, church and primary school, and Lostwithiel an interesting array of shops, together with public houses, restaurants and a station on the London Paddington line. Fowey, with its renowned sailing waters, is about 6 miles to the south and there is a junction to the A30(T) about 6 miles to the north at Bodmin.

Completion Date And Sold As Seen - The completion date Friday 8th September 2023. The land will be sold as seen.

Buyers And Administrative Fees - The successful buyers of each lot will be liable to pay the sum of £5,000. From this, a Buyer's fee of £2,400 inclusive of VAT is retained by Stags/Bamboo Auctions as a condition to the online platform costs, and £2,600 forms part of the 10% deposit. An additional administrative fee of £600 inclusive of VAT, will be payable by the successful Purchaser immediately after the auction.

Deposit Payment - The Seller and Buyer agree that the winning Bidder may transfer the remainder of the 10% deposit (less the amounts paid online) within 48 hours of the end of this online auction.
