Apart from the mature trees, including birch, oak, sweet chestnut and hawthorne, over the last decade the owners have planted a large selection of both native and rare trees including himalayan birch, copper beech, walnut, European and Japanese larch, flowering cherry, crab apple and magnolia.

The site is approached via a shared private road accessed via the delivery entrance to Ballathie House hotel. The road is used by several other properties and the maintenance is shared on a user basis.

Planning Permission.
Planning permission was granted in 2012 (07/00406/FUL) for the construction of a house to replace the original Bridge Cottage (now demolished) and now runs in perpetuity. Details of the approved plans are available from the selling agent.
Plans for a new house will need to be approved by the Railways Board in addition to Perth and Kinross Council.

Location

Bridge Cottage house site is on the west bank of the River Tay in the hamlet of Ballathie. Planning permission has been obtained to build a house on the site of the former Bridge Cottage which will enjoy a glorious riverside setting.

Ballathie is a rural hamlet centred around Ballathie Country House Hotel which is a short walk to the south of Bridge Cottage. The site overlooks the Ballathie and Cargill fishing beats of the Tay, which together form two of the most productive and accessible salmon beats of this famous river. Riverside and woodland walks locally include the spectacular bluebell woods at Ballathie. Ospreys, beavers, otters, deer and red squirrels are frequently spotted along the riverbank. Golfers will enjoy the proximity of some of Scotland’s finest championship golf courses including Gleneagles, St Andrews, Carnoustie and The Rosemount Course at Blairgowrie Golf Club. The more dramatic scenery of the Perthshire hills and Angus Glens is easily accessible to the north.

A useful range of shops, health and professional services can be found in Blairgowrie (6 miles), or Perth (11 miles). Dunkeld (10 miles) with its historic cathedral is known for its picturesque setting and its independent shops, cafés, pubs, bakeries and galleries.

The A9 is just 6 miles from Ballathie, providing quick access north and south. There are direct train services from Perth and Dunkeld to London. Edinburgh Airport (53 miles) has a range of domestic and international flights and there are daily flights from Dundee Airport (21 miles) to London. There is state schooling in Blairgowrie, Dunkeld and Perth. Private schooling at Glenalmond College, Strathallan, The High School of Dundee, Ardvreck, Morrisons Academy, Craigclowan and Kilgraston which are all within 30 miles.

From Perth take the A93 north towards Blairgowrie. After about 10 miles cross the River Isla and then take the first left and cross the River Tay over the Kinclaven Bridge. After about 0.5 miles turn left towards Stanley and then after about 1 mile turn left again into the tradesman’s entrance to Ballathie House Hotel. Follow the tree lined driveway to the end and turn left. The entrance to Bridge Cottage house site is through double timber gates at the end of this road.
