Description
Outer Gate Lodge is a Grade II Listed property of immense charm and character, which dates in part from the early 19th century, with later additions and was originally the Gate Lodge for the former Hothfield Place.
With brick and mellow mathematical tiled elevations it is a fascinating building with Dering windows which are typically found in a number of local Kentish villages, and as mentioned in the designated listing, the roof curves like an 'eyebrow' of a thatched roof.
Well presented accommodation is arranged over two floors and features solid European oak floors, limestone tiling to the bathroom and cloakroom and underfloor heating to the former. Whilst outside, there is copper rainwater guttering, remote controlled floodlighting and a 28 ft well with glazed cover, lighting and an irrigation pump.
The accommodation comprises a sitting room with open fireplace and a dining room with attractive exposed brick wall and French doors to the south easterly facing terrace. The kitchen has a range of cupboards with blue granite work surfaces and matching flooring. Miele appliances include two ovens, an induction hob, warming drawer and dishwasher. The adjoining utility room has a freestanding Miele washing machine, tumble dryer and fridge.
There are three pretty bedrooms on the first floor, the main bedroom having fitted cupboards. The bedrooms are served by a ground floor bathroom, with underfloor heating and separate shower.
The landscaped gardens, with separate access via wooden gate, extend to just over 0.50 of an acre with copper beech hedging and an array of trees including ginko biloba, silver birch, apple and firs. The lawns stretch away from the generous sandstone terrace and extend around to back of the house. Three stables provide useful storage and behind lies the composting area.
Access to the garage is off Coach Drive via double wooden gates. Planning has been granted in March 2023 for a two storey outbuilding to include garaging for two cars, an implement store with WC and potential for a kitchenette. Stairs will give access to the first floor gym and home office.

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on July 18, 2023
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on July 18, 2023
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on July 12, 2023 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
