A delightful Grade II listed three bedroom lodge house with pretty garden of over 0.50 of an acre and planning for a two storey outbuilding.

Description

Outer Gate Lodge is a Grade II Listed property of immense charm and character, which dates in part from the early 19th century, with later additions and was originally the Gate Lodge for the former Hothfield Place.

With brick and mellow mathematical tiled elevations it is a fascinating building with Dering windows which are typically found in a number of local Kentish villages, and as mentioned in the designated listing, the roof curves like an 'eyebrow' of a thatched roof.

Well presented accommodation is arranged over two floors and features solid European oak floors, limestone tiling to the bathroom and cloakroom and underfloor heating to the former. Whilst outside, there is copper rainwater guttering, remote controlled floodlighting and a 28 ft well with glazed cover, lighting and an irrigation pump.

The accommodation comprises a sitting room with open fireplace and a dining room with attractive exposed brick wall and French doors to the south easterly facing terrace. The kitchen has a range of cupboards with blue granite work surfaces and matching flooring. Miele appliances include two ovens, an induction hob, warming drawer and dishwasher. The adjoining utility room has a freestanding Miele washing machine, tumble dryer and fridge.

There are three pretty bedrooms on the first floor, the main bedroom having fitted cupboards. The bedrooms are served by a ground floor bathroom, with underfloor heating and separate shower.

The landscaped gardens, with separate access via wooden gate, extend to just over 0.50 of an acre with copper beech hedging and an array of trees including ginko biloba, silver birch, apple and firs. The lawns stretch away from the generous sandstone terrace and extend around to back of the house. Three stables provide useful storage and behind lies the composting area.

Access to the garage is off Coach Drive via double wooden gates. Planning has been granted in March 2023 for a two storey outbuilding to include garaging for two cars, an implement store with WC and potential for a kitchenette. Stairs will give access to the first floor gym and home office.

Location

Hothfield village has a post office and village hall. The pretty villages of Pluckley (3.2 miles), Charing (3.3 miles), Smarden (7 miles) and Headcorn (10.2 miles) all provide an excellent range of local amenities and Pluckley has a LTA tennis club. More extensive shopping and leisure facilities can be found in Ashford (3.8 miles) and Maidstone (16.6 miles).

Hothfield Heathlands Nature Reserve is located about 0.6 of mile to the north of the village. There is an abundance of flora and fauna, together with Kent's last four valley bogs and open heath land. Whilst on a historic note Godinton House & Gardens are about 1.1 miles away.

There is a good selection of village primary schools in Pluckley, Smarden and Egerton with further options of state and private education, both primary and secondary, in the locality.

Pluckley station (4.3 miles) has mainline services to London Bridge, Waterloo East, Cannon Street and Charing Cross. Ashford International has a high speed service to London St Pancras in about 37 minutes.
