Fordington forms one of only two quality homes in this period building located almost in the heart of St Marychurch. The apartment provides well-proportioned accommodation which has undergone a comprehensive program of modernisation and improvement, now offering a bright and neutrally decorated home tastefully fusing character features with many contemporary touches. A spacious bay fronted sitting room is complimented by a newly fitted kitchen, a stylish shower room and two double bedrooms.

Open views are enjoyed over the surrounding area, with lovely views towards the fields on the hillsides of Marldon and towards Dartmoor in the distance. The apartment also benefits from its own private garden, with large sun deck, enjoying a south westerly aspect and the best of the days sunshine.

EPC Rating: D

OWNERS INSIGHT

"Having always admired Victorian architecture when I viewed this apartment I was attracted by the period features that it retained, with lofty ceiling heights, good room proportions and large windows emphasising the feeling of space and creating a bright and welcoming home. It is nice to see some of these features retained and when modernising the property I tried to fuse these sympathetically with some of the modern conveniences sought today. Having been born and raised in Torquay I know the high esteem that St Marychurch is held in and so focused my search specifically in this location, due to the convenience of the shopping parade, the scenic walks that are found close by and also because it is close to the lovely beaches of Oddicombe and Babbacombe. St Marychurch is also one of very few areas where you can access anything needed on a daily basis on the level."

STEP INSIDE

A gravelled driveway with steps rising to a private front door opening to the RECEPTION HALL with durable, white wash effect flooring which is followed through the whole apartment. Panelled door to the bright and spacious SITTING ROOM with bay window enjoying open and elevated views over the surrounding area towards the fields of Marldon with Dartmoor in the distance. Lofty ceiling height and feature fireplace. The KITCHEN is fitted with a range of light grey, high gloss fronted units and wood butchers block working surfaces with inset quartz sink unit. Built-in electric oven, four ring ceramic hob with cooker hood above, integrated washer/dryer. Cupboard housing the Ideal gas fired boiler and cupboard housing the electric meter and consumer unit. OUR AREA

St Marychurch is one of Torquay’s most desirable districts, with its bustling ‘village’ ambience where a host of shops, cafes and restaurants can be found. Torquay is nestled on the warm South Devon coast being one of three towns along with Paignton and Brixham which form the natural east facing harbour of Torbay, sheltered from the English Channel. Torbay's wide selection of stunning beaches, picturesque coastline, mild climate and recreational facilities reinforce why it has rightfully earned the renowned nickname of the English Riviera.
