Location

Palgrave is a very popular village on the borders of Suffolk with Norfolk at the head of the Waveney Valley. It retains a good community feel with its church, village school and Green with duck pond. There is a pleasant footpath from the centre of the village which takes you to Diss by foot in around 15 minutes. For the commuter it is very well placed as there is a mainline rail station on the Norwich to London Liverpool Street line in Diss, and this bustling market town provides an excellent range of sporting, social and shopping facilities. The village has a very well regarded primary school which has been rated as good with outstanding aspects by Ofsted. Secondary schooling for the area is in the smaller town of Eye just 5 miles away. For those who enjoy the coast, the famous areas of Southwold and Aldeburgh are within 50 minutes by car, or the North Norfolk coast is a little over the hour. This is a location which provides the tranquil village life with excellent access to Suffolk and Norfolk and the delights they have to offer such as the pretty market down of Bury st Edmunds and the cathedral city of Norwich.

The Property

Orme House is an impressive Grade II Listed, Early Victorian three bedroom house nestled in the picturesque village of Palgrave. Upon entry you will find three equally generously proportioned reception rooms with period features such as original shutters, flagstone floors and the advantage of a woodburner, all accessed off the spacious entrance hall. There is a bright well appointed kitchen and modern utility room. The kitchen, which has its own breakfast area leads out to a pleasant garden room which benefits from beautiful views of the garden and provides a sunny spot to sit and enjoy your morning coffee. The current owners have obtained planning permission and Listed building consent for a larger garden room to replace the existing one and the drawings are available on the Mid Suffolk planning portal (DC/23/02276). As you continue upstairs, there is gallery landing which feeds off to three immaculately presented double bedrooms and a large family bathroom equipped with a modern suite and an over bath electric shower. The property benefits from secondary double glazing to the front bedrooms.

Outside

To the front of Orme House you will find a shingle drive which is large enough to park multiple cars. The rear garden is accessed via a pedestrian side access gate. There is a sunny patio area as you step out of the garden room which provides the perfect space for entertaining in the summer months.

There are pockets of interest in the garden including various seating areas and a good size cedar summerhouse which catches the evening sunshine. There is also the useful addition of a large workshop and separate garden shed.
