Property description & features

  • Tenure: Freehold
  • Handsome village house
  • Idyllic village location
  • Beautiful views
  • Wonderful period features
  • Stunning landscaped gardens
An important and charming Grade II* Listed village house with outstanding gardens.

The Court was built around 1600 as a gatehouse to Broadway Court which was subsequently demolished. Listed Grade II* as being of Special Architectural and Historic Interest, The Court was substantially restored and extended under the supervision of the well-known Cotswold architect Sir Guy Dawber at the turn of the 19th century. The property is constructed of mellow Cotswold stone beneath a traditional stone roof and incorporates mullion windows mostly with leaded lights. The property benefits from substantial renovation and modernisation including new roofing, plumbing, central heating and all electrics.

The beautiful gardens were designed by landscape designer, horticulturist and writer Dan Pearson and are set in a private location behind a high stone wall and bounded on one side by a very substantial topiary yew tunnel. The formal gardens include very well-stocked herbaceous borders, a kitchen garden with raised beds and fruit cages, a parterre and a large south facing level lawn. Other areas are planted with trees and wild flowers.

The surrounding country is spectacular and the gardens have glorious views over a gently rolling Cotswold landscape adjacent to the historic Norman church of St. Eadburgha’s. A small stream bounds the western end of the lawn and beyond there are two substantial paddocks accessed from a lane adjacent to the property. One paddock contains a wildlife pond.

The Court lies approximately three-quarters of a mile south of the internationally renowned village of Broadway which is regarded as one of the Cotswolds most attractive large villages. Broadway lies in an Area of Outstanding Natural Beauty at the foot of the Cotswold Escarpment and contains many properties of architectural and historic interest and a wide range of speciality shops, restaurants and the well-known Lygon Arms Hotel with its health spa.

The larger centres of Cheltenham, Stratford-upon-Avon and Worcester are within easy reach and all provide comprehensive shopping, excellent schooling, both state and private, and cultural events.

For the sporting enthusiast there is golf at Broadway and further courses at nearby Evesham, Stratford-upon-Avon and Cheltenham. The National Hunt headquarters is at Cheltenham with many race meetings held there, together with Stratford-upon- Avon, Warwick and Worcester. County cricket at Cheltenham and Worcester.

Stratford-upon-Avon is home to the Royal Shakespeare Company and there are additional theatres at Cheltenham and Malvern. The Cotswolds is renowned for its topographical beauty and there are many bridleways and footpaths for the walking and riding enthusiast.
