Property description & features

"We've really enjoyed living on Richmond Road and in the St George area. It's perfectly located between several lovely green spaces - St George's Park and Troopers Hill, to name a couple. Central Bristol is walkable, bikeable and a short bus ride away. We have the nicest cafes, restaurants and eateries nearby - with Poco Deli a stone's throw from us, the bread and pastries are incredible. Everyone has been so friendly and welcoming during our time here."

Richmond Road is situated in St George, between Church Road and Avonview Cemetery, which occupies a large space above the River Avon and its riverside walks. St George's Park is across Church Road from Richmond Road and is one of the city's most popular parks providing a kids play area, tennis courts, a cafe, a skate park, and a lake. St George has many exciting independent shops, cafes, pubs and restaurants, with Richmond Road near to the very popular Poco Deli, Red Church and Orchard Café. On from this, the much-loved Bristol Loaf and The Lock-Up are staples in this community. The shops and cafes of Easton are also easily accessible via the Bristol to Bath cycle path, including East Bristol Bakery, Garden of Easton, and Bristol Sweet Mart. There are several well-regarded schools in the area, meaning this is a popular area with families. For commuters, it is a short journey into Bristol City Centre by bus, bike or car, whilst also being just a short drive from Bath and the motorway networks as well. From this side of the City Centre, Bristol Temple Meads is just a short journey away.

This beautiful two bedroom Victorian property has been lovingly renovated by the current owners to create the perfect first home for someone who is looking to live in one of the most vibrant and exciting neighbourhoods of Bristol. Original wooden floorboards run throughout the ground floor of the property which is comprised of: a bright front reception room with characteristically high ceilings, cornicing, and a large bay window. There is a separate dining room with views out towards the garden, this is used as a home office by the owners at the moment but if anyone wanted to knock through between the two spaces to create a double reception room, that can be done subject to the usual building regulations. The kitchen at the back of the property has been completely remodelled to create an attractive yet functional space that leads out onto the private rear garden. The low maintenance garden has been well maintained by the owners and offers the perfect spot to host guests for a summer barbecue. Upstairs there are two double bedrooms, the master of which spans the width of the house, benefits from built-in storage and also features another large bay window. The third bedroom has been turned into a beautiful family bathroom with walk in waterfall shower and roll top free standing bath.

Broadband availability and predicted speed: obtained from Ofcom on May 4, 2022

Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on May 4, 2022

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on July 19, 2023 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
