Description

Situation

large supermarkets can be found in Peterborough. The farm sits in a rural location with surroundings being predominantly
arable fields divided by drains.

The farm has good transport links with the A47 being 1 mile to the south of the property that leads to the A1 in the west and Kings Lynn in the east, while the A16 lies 1 mile to the north.
Peterborough train station lies 7 miles from the farm where there are regular trains running from Peterborough to London
with the fastest trains taking approximately 50 minutes.

Description
Turves farm is a productive arable farm with bungalow, range of farm buildings and approximately 196.85 acres (79.66 Hectares) of Grade 1 and 2 arable land. The land was previously tenanted following the termination of the tenancy in October 2022 the property has been vacant. The farm has been run by the previous tenant as a traditional fen arable farm, root crops have been grown across the land.

The farmstead sits in the centre of the two blocks of land with
access taken directly from Crowland Road. The farm offers an
attractive agricultural opportunity to farmers and investors alike.

Turves Bungalow
The bungalow is set off the public road with a shared farm entrance to the main farm yard while also benefitting from a separate vehicular access and parking to the side of the bungalow. The property is detached and constructed from red brick with a tile roof and single story, surrounded by gardens. The accommodation includes a kitchen with range of fitted units, utility room, dining room that benefits from an open fire and living room. There are two bedrooms and family bathroom off the central hallway.

The bungalow will require investment and modernisation throughout. The property is afforded privacy through the planting of a range of coniferous trees to the side of the property adjacent to the road and a shelter belt of broad leaf trees adjacent to the agricultural land.

Farm buildings
To the north of the bungalow there are a range of farm buildings that provide storage for crops and general purpose sheds for storing machinery.

Principal Grain store – constructed from red brick walling, cement fibre roof and wall cladding with sliding doors and a concrete floor.

Open Fronted Machinery Shed – steel frame, concrete block work walling, timber panelling to the sides and cement fibre roofing.

Two grain bins – steel construction sat on concrete pads and conveyor operated.

Land
The farmland lies in two separate blocks divided by the Crowland Road, access to both blocks of land is directly from the Crowland Road with farm tracks leading to the fields. The western block also benefits from an access off Turves Road, an unadopted private road running from Green Road.

The farmland extends to approximately 195.38 acres (79.06
hectares). The fields are of a good size and regular shape for modern farming practices.

The land is classified as Grade 1 and 2 under the MAFF Provisional Agricultural Land Classification with the Grade 1 land being located to the western parcel of land closest to the A16. The soils are predominantly from the Downholland 1 soil series that are described as deep stoneless humose clayey soils, calcareous in places. Some are peat soils and deep humose calcareous silty soils, which are suitable for the growing of cereals, sugar beet, potatoes and field vegetables in the Fens.

The land is bounded by dykes and hedgerows. On the eastern parcel of land there is a sugar beet pad adjoining the farm track and on the boundary of the land there is a second world war pillbox. At the date of marketing the land has not been cropped.
