Stylish and sociable with a sunny west garden, this spacious three-bedroom modern house is a great find in family friendly Patcham with good primary and secondary schools, a park with a playground and Preston Park Station with direct trains to Gatwick and London all within a five-minute radius. An ideal starter home or investment with pedestrian only access at the front but a gate to free parking at the back to keep life simple, this small modern terrace is set well back behind leafy front gardens. Inside the inviting, contemporary living room opens to a wildflower haven with afternoon and evening sunshine whilst the streamlined, kitchen diner is ready to party. Upstairs all three bedrooms are generous doubles with fuss free décor, the luxury bathroom has a VIP finish and there is a ground floor cloakroom, too, so guests don’t need to worry.

Patcham attracts people across the board with local amenities and bus routes into or out of the city. The green acres and lilac walks of Withdean Park as well as the gym and sports facilities of Withdean Stadium are a 3-minute drive, and the playground of Preston Park, which hosts events during our festivals, is just five minutes away. Between London Road which takes you into the heart of the city, the open countryside of Devil’s Dyke or to the A23/A27 in minutes, and Ditchling Road, which delivers you to Level, the famous North Laine and the sea within 15-20, if you are a health professional, the County Hospital, Brighton General and Nuffield Hospitals are all about 15 minutes by cab.

Why you’ll like it:
Making the most of its corner position with open views at the front and uninterrupted light, this flowing home with double glazing is in an easy going, friendly area where people tend to stay, which makes houses hard to find -and there’s easy access into or out of the city from this particular spot.

With instant appeal from the kerb, this modernist house has a touch of tradition in its Sussex hung tile frontage and with pedestrian only access at the front, this small row of double glazed homed tucked behind spacious front gardens and a green verge is far quieter than its well-connected location might suggest!

Inside, a fresh hallway has guest friendly limed oak flooring and a discreet cloakroom, and it continues into the glamorous kitchen diner which is perfect for parties but also for everyday, with dimmer switches for ambient lighting above the dining table for a subtle definition between working and entertaining space. Streamlined units conceal great storage solutions with practical working surfaces, and high-spec integrated appliances include a Zanussi gas hob, Bosch oven and a hood, there is designated space for a tall fridge freezer and plumbing is in place for a dishwasher and a washing machine.

Running along the whole back of the house, the sophisticated living room has an inviting, contemporary finish. Lined with windows, glazed French doors open to the garden with oak underfoot to ensure a fuss free, in/out flow. A fabulous 17’9 x 11’5 (5.4m x 3.48m) delivers ample, sunny space in which to work rest or play and outside, the west facing garden is a private retreat where friends and family can relax in quiet seclusion. Child and pet secure, with a terrace by the house, there’s a detached shed with a skylight, and the raised lawn by the gate is scented by flowers planted to help our butterflies and honeybees.

Returning inside, upstairs the landing has access to the attic and storage is hidden away, and the first double bedroom has inspiring views over the garden at the back, so it could also be a comfortable space in which to work from home. Next door, the second double bedroom is another calming room with garden views and muted decoration to enjoy.

At the front, the principal bedroom is a calm refuge with big, fitted wardrobes, 12’6 x 11’7 (3.82m x 3.84m) of floorspace in which to unwind and open views. Next door, the airy bathroom is right on trend with a Triton Enrich shower above the bath, white suite and natural light.

Agent’s Thoughts:
“With 931 sq.ft (86.5m2) of stylish rooms inside and a sunny landscaped garden, this fantastic house is an easy option, ready to move into within a 5-6 minute radius of primary and secondary schools, parks, shops and a station with direct trains to London.”

Owner’s Secret:
“Every room is light and spacious. The ground floor works well for family celebrations - or for friends to come over for supper/poker nights in the kitchen diner now the children are older and do their own thing in the lounge, and the sunny garden is a great place to return to with space to sit and relax in the sunshine after work. Family life has been easy even with busy schedules with all the schools and a choice of parks on the doorstep. If you are a couple, Withdean Park has its own community of dog walkers and joggers and the gym at Withdean Stadium is very sociable too. I was worried that the road might be busy, but in fact it’s so far back and so wide that you don’t really notice any traffic inside or in the garden, which is secure for pets with gates and fences, and the road quietens at night. The area is safe with friendly and considerate neighbours, and bus routes give us and older children independence! Convenient for work as well as nights out in Brighton, Preston Park Station has direct trains to London if you commute or enjoy the West End.”

Where it is:
Shops: Local opposite, Parade by school 1 min by car Patcham Village with Co-Op 3 mins
Train Station: Preston Park Station 6 by cab
Seafront or Park: Mackie Park 2 mins, Withdean Park and Sports Stadium 3 min, Preston Park 6, seafront 10-15
Closest schools:
Primary: Patcham Infant, Patcham Junior
Secondary: Patcham High School, Varndean, Dorothy Stringer

Just a few minutes from central Brighton & Hove but surrounded by parks and green spaces, this area has something for everyone and is also ideal for commuters as Preston Park Station with direct trains to Gatwick and London is a 6-minute drive. Close to good schools – those at Patcham are within a 5-minute walk- the al fresco cafes and friendly ‘village’ parade by them are a magnet for locals. For those who love the water the sea is at one end of London Road and if you enjoy the great outdoors, the National Park is at the other! Arts venues, international restaurants and cosmopolitan shopping of the city are all easy to reach, and for those who need to commute by car, there’s swift access to the A23/A27 for the motorway or Lewes.
