Property description & features

  • Tenure: Freehold
  • Highly regarded village location
  • Close to amenities
  • Set in just under an acre
  • Generously proportioned rooms
  • Close to A11

Location

Woodwell Furlong occupies an elevated position within the heart of East Church Street, considered by many to be one of the finest streets in the area. It is just a short walk to Kenninghall’s many facilities including a popular public house, church, post office store, doctors and a well regarded primary school. There is a particularly good community spirit in the village which supports many activities throughout the year. The bustling market town of Diss is around 10 miles to the east and has a mainline rail station to Norwich to London Liverpool Steet line (90 mins) and Attleborough,  a similar distance away, is the Norwich to Cambridge line. The market town of Bury St Edmunds lies some 21 Miles to the south west. The cathedral city of Norwich is within easy reach (22 miles) via the A11

The Property

Understood to date from the late 17th / Early 18th century, Woodwell Furlong is an elegant Grade II Listed thatched house nestled within the picturesque conservation area of the village.  The house features a colour washed rendered façade with impressive sash windows under a mixture of thatched and pantiled roof.  On the ground floor you will find three generously proportioned reception rooms with a wealth of period features and inglenook fireplaces, a well-appointed kitchen, walk in larder, and celler/utility space. The current owners have recently made the welcomed addition of a bespoke oak framed garden room to the rear of the property which benefits from stunning views of the garden. The property is particularly bright and airy due to the amount of natural light which floods through the Victorian sash windows. The accommodation is also versatile due to the ground floor fourth bedroom and shower room being adjacent to the third reception room which could provide almost separate accommodation for a dependant relative should you wish. The first floor features a large main bedroom with a spacious en-suite with the addition of an attic room which could be suitable for a variety of uses and three further double bedrooms and a family bathroom.

Outside

The garden is where this property really come into its own with stunning well established gardens which extend to nearly an acre (sts). To the west of the property you will find a gravel drive with parking for several cars leading to a detached single garage with double doors, power and lighting. To the front of the garden you will find a series of well stocked flower beds and an inviting path leading you to the front door. The frontage is neatly enclosed behind painted wrought iron railings. To the rear you will find the main garden which has been split into a more formal garden space with a large York stone terrace and well positioned summerhouse and two brick built stores. As you head down the well-tended lawn you will find a wooded area with a mixture of indigenous trees and a pathway winding through the grounds and back into the main garden.

Broadband availability and predicted speed: obtained from Ofcom on December 23, 2021

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on December 23, 2021

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on February 18, 2010 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
