Lot A - The principal lot includes the farmhouse, adjoining traditional barn and land extending in all to approximately 22.28 acres (9.01 ha), as shown edged and shaded in red on the plan.

Access from the highway is via a right of way over adjoining land, but the owner of that land has indicated a willingness to sell a 7 metres strip which would give the owner of Old Corners Farm a greater degree of control.

The land has historically been farmed in an environmentally friendly way, and is host to a wide array of wildlife and birds.

Farmhouse: The stone-built farmhouse is located within the heart of the land holding. It is constructed from stone with dressed stone quoins and window detailing, under a pitched roof with a stone slate roof. The accommodation offers two reception rooms, kitchen and 3 bedrooms. Directions - Heading northeast out of Leek on the A53 towards Buxton, continue along the road for approx. 5 miles. Turn left onto Hazel Barrow Lane, just before the Winking Man Pub on the right, signposted for Gradbach. Follow the lane for approx. a mile and a half, before bearing right as the road forks, signposted for Gradbach. Continue straight for approx. 700 yards, the property can be found on the left hand side, as indicated by our for sale board.

Services - Lot A is connected to mains electricity. There is no mains water supply, however it is considered that a borehole may be suitable for providing a water supply.

Rights Of Way, Wayleaves And Easements: - The property is sold subject to and with the benefit of all rights of way, wayleaves and easements that may exist whether or not they are defined in these particulars. In particular, some of the land is classed as open access under the CROW Act. Public footpaths cross both lots. The neighbouring landowner has indicated a willingness to sell a strip of land, which would give direct access onto the highway. This is shown by the purple shading on the plan.
