Description

Having undergone an extensive program of works in 2018 / 2019 this beautifully presented chalet bungalow has been refurbished with great flair and attention to detail, with lovely bright, free flowing accommodation perfect for entertaining. A bespoke German designed kitchen with fully integrated Capel appliances and central island with quartz work tops, induction hob with air extractor and wine fridge, forms the focal point of this lovely open plan living space, which connects seamlessly with the outdoor dining area and adjacent living room, with a double sided duel fuel wood burner and large picture windows offering lovely views of the garden. Off the kitchen is a utility room, fitted with a butler sink and a range of storage cupboards with space for a washer dryer, this room also provides separate access to the front of the house which is ideal for bringing in muddy dogs. The garage is also accessed from the utility room with power and light.
The principal bedroom suite is cleverly hidden behind a secret bookcase, which is a lovely bright room with views over the garden. The ensuite wet room has been beautifully tiled with a rain shower and a walk in wardrobe offering ample hanging space. Quietly positioned to the side of the house, off the main living space are two further double bedrooms and a family wet room, again beautifully tiled with a bath and separate rain shower. Upstairs is a further double bedroom with Velux windows providing lovely views over the Village and surrounding countryside. Across a small landing with under eaves storage is another fully tiled bathroom which also enjoys fantastic views.
The raised outdoor dining area is beautifully connected with the indoor living space by way of floor to ceiling sliding doors. An additional patio area with seating is a lovely private sun trap. The rest of the garden is mainly laid to lawn with raised flower beds, with further storage to the side of the house. A separate home office / gym is a great additional space, also with power and light. To the front of the house is hard standing for two / three cars and the garage with an up and over door.

Agents Note: We are informed by our clients that the property is fitted with solar panels which are owned by the property and feed back to the grid yielding between £400-£500 a year.

Situation

Lympstone is a very popular village which grew from an ancient settlement on the eastern shores of the Exe estuary, building its reputation on maritime trade and agriculture. It still retains its links with the past, with local firm Inghams Fisheries selling their catch in the riverside Fish Shed. The village has a well-established local primary school in the middle, with St Peter’s independent school on its outskirts. There is a GP surgery, two churches, four public houses, a cafe, a hairdresser and a store with a Post Office. The award-winning Darts Farm, a destination store selling local West Country food, drink and lifestyle products, is a ten minute drive away. and Michael Caines restaurant and boutique hotel at Courtlands, are on the edge of the village. Lympstone supports a wide variety of clubs and societies, including sailing and tennis clubs, an active gardening club, film society and other societies bringing live music and drama to the village. The half-hourly Avocet line train service, with its beautiful views across the River Exe, links the village with Exeter’s two main stations: Exeter St David’s with its fast train service to London Paddington and Exeter Central with its service to Waterloo. Exeter Central station is at the heart of Exeter’s lively shopping centre. The M5 at Junction 30 is just 8 miles away. The Exe Estuary Trail, 26 miles of cycleway along both sides of the Rive Exe, is a recent addition to Lympstone’s many attractions.

Directions

From Topsham proceed past Darts Farm turning right at the roundabout, proceeding along the Exeter road, passing the marine barracks towards Lympstone. As you come to the brow of the hill turn right into Meeting Lane, then immediately left into Strawberry Hill. Birch Road is the first on the left and the house will be found on the right hand side.
