The Land

Subsidies and Grants

The outgoing tenant has submitted claims under the 2023 Basic Payment Scheme and will receive all income from those claims.
The incoming tenant will indemnify the outgoing tenant against any breach of cross compliance for the 2023 claim year.

The usual Landlord’s reservations, including all sporting rights, minerals and timber will apply.
Wayleaves, Easements and Rights of Way
The landlord will retain all wayleave and easement payments as they affect the land. Public footpath 107/2 crosses the land north to south. The property is let subject to and with the benefit of all rights of way, whether specifically mentioned or not.

The land lies within a Nitrate Vulnerable Zone, specifically the Groundwater G144 – Huntingdon River Gravels and the Surface Water S391 – Great Ouse NVZ.
VAT

The successful applicant will be responsible for all outgoings in respect of the land for the duration of the agreement/occupation.
Tenant Right
No tenant right will be payable by the incoming tenant(s).
Early Entry
Early entry to the land will be available post-harvest upon request.

RPA plans are available on request. The plan in the particulars is provided for reference purposes only. The incoming tenant shall be deemed to have satisfied themselves as to the description of the property.
Cropping Schedule
The land is currently cropped with spring barley and winter wheat. A cropping history is available upon request.
Tenancy Agreement
The land is to be let by way of a three-year Farm Business Tenancy agreement, commencing from 29 September 2023. The tenancy will be on Full Repairing Terms, a copy of which is available upon request.
