Vacant
Entrance Hall
Upon entry of this house there is an originally panelled hallway which provides access to the living room and the stairs to the first floor. This is a useful space to remove coats and shoes.
Living / Dining Room 23'2" x 10'11" (7.06m x 3.33m)
The living/ dining room is the large reception room to one side of the ground floor which spans the full depth of the house with windows at both sides. There is a feature fireplace with gas fire within dominating the living room which is a practical and nice feature to have.
Kitchen 12'5" x 9'5" (3.78m x 2.87m)
The kitchen is a decent sized room at the rear of the house with some units within. It is our opinion that a popular change to make would be to open the kitchen and dining room up to one another and potentially even extend to the rear. We do advise consulting a builder/ architect to do this.
Main Bedroom 12'5" x 9'11" (3.78m x 3.02m)
The main bedroom is a large double room with a garden view at the rear of the first floor. There are built in wardrobes along one wall which are handy storage spaces including a vanity in the middle.
Second Bedroom 10'10" x 9'11" (3.3m x 3.02m)
The second bedroom is another double bedroom located at the front of the house. Like the master bedroom there are built in wardrobes and due to the house's elevated position from the road - the front outlook is still private.
Third Bedroom 8'6" x 6'10" (2.6m x 2.08m)
The third bedroom is a single room at the front of the house, but is larger in size than most single rooms. There are built in wardrobes and shelving units which when removed will leave a respectable sized bedroom.
House Bathroom
The house bathroom is a three piece suite, with toilet, basin and a corner shower cubicle. The room has been tiled to a high standard and will make for a great family bathroom. There is room within the bathroom to reinstate a bath if needed.
Garage 15'10" x 8'10" (4.83m x 2.7m)
The garage is located in the rear garden and is a very useful space. The garage if nothing else would be fantastic storage, but there is power and light within the house too which have meant that the current owners have used it as a workshop for many years. There are windows to the side for natural light and wooden front garage doors.
External
Externally to the front there is a well established and well loved garden which has a retaining wall dropping down to the pavement. Some of the neighbours have created a driveway with the front garden by either digging out or creating an inclined drive. To the rear of the house the garden is laid mostly to lawn with a patio adjoining the house and in front of the garage. The boundaries are fenced and well established for privacy and security.
Location
Bramley is a historic Yorkshire town which was originally built for millworkers due to Leeds’ famed involvement in the textile industry. Located in West Leeds nestled between Kirkstall and Pudsey, Bramley is a residential town but it is certainly self-sufficient with supermarkets and shops and a bustling town centre. Bramley also has fantastic road links and easy access to the motorways and bus links too for commuting, not to mention its train station which is less than 15 minutes from Leeds City Centre. There are communal green spaces to be found throughout and there are good primary and secondary schools close by and there are remnants of Bramley’s historic past in the form of many stone mills from the industrial revolution.
Agents Notes
We are advised that this house is freehold and will be sold as such. The council tax band is a band B. The EPC is a band D with the potential to be a B.

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on July 13, 2023
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on July 13, 2023
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area
